Alternative financing for home purchase

The offer is from ERGO
Although that was 4 weeks ago.

No idea if that is still current.

Next week it will be decided whether I get a building plot, so this was just a preliminary inquiry.

But the thing with the [Bausparer] after 10 years is not bad either

What interest rate does the [Bausparer] promise me in 10 years?

I could also get a [KFW] loan of 100,000 euros (even 200,000 euros) [Kfw 40] (2 residential units) but then I have to pay it off within 10 years. (10 years fixed interest rate, then a large remaining debt, dangerous) If I choose a 20-year fixed interest rate with the [Kfz], I'm at 2.6%

Was the offer of 2% binding? Otherwise, you can probably throw it to the wind.

Another question, does my loan repayment ratio fit with the rest? I know it’s individual, but for me it would be like this.

Our income is 100%

Repayment to the bank including ancillary costs and reserves
37%

All fixed family costs (food, insurance, car...... 33%

30% remain for free disposal

That is really too individual. For me, it would be quite at the limit. At your age, we had a similar income and one child. If you are planning children, the rate is probably too high for a certain period of time? How does that actually work - 37% is somewhere around 1650 euros, you should be done at the latest in 25 years if I remember the loan volume correctly.

Do you really need the security of such a long fixed interest period?

No, pay for 33 years!

37% include additional costs and some reserves.
It's about 1400.

1050 repayment 350 additional costs. For 120sqm
Does that fit?

Oh, that probably doesn’t make sense, this question is really too individual.

Children are included in the calculation.
