Alignment of house and garage on the property

Hello everyone,
we have been reading along passively here for quite some time and now it was time to register. We are currently planning the new construction of our single-family house in Brandenburg. A plot of land is already reserved with pre-emption rights by the municipality, the development work by the city in the new residential area is in full swing and is expected to be completed by the beginning of next summer.
Currently, both the search for the right house-building partner and the planning of how we will place our house and the desired double garage on the plot are underway.
I would be grateful for many tips and suggestions regarding this.
The key data is as follows:
Plot size 956 sqm
Floor area ratio 0.4 - this is absolutely no problem for us
Building window is 5 m each at the front and back of the plot
Orientation of the plot south - north -> The street with the future driveway to the plot is located in the south
House footprint approx. 10 m x 10 m
Footprint of the double garage approx. 8 m x 6 m
Terrace planned on the west side of the house with a small “around the corner” to the south side
Attached is a picture showing the dimensions of the plot and how we currently imagine placing the two buildings.
Our “optimization potentials” in my opinion are:
* House very far away from the street - long connection lines and thus higher costs
* Garage next to the house, therefore long driveway -> garage in front of the house means long distances with the shopping bags, garage next to the house means that the west terrace is already quite close to the neighbor’s property boundary...
Ideally, of course, we want to have the largest possible garden area, especially in the south and west.

Maybe someone here has a few suggestions, tips, or real-life examples of their own implementation for us!

All your listed disadvantages for you result from your square shape of the base area 10 x 10 and the idea that probably no garden is possible in the north ;) If you want to have your house up there, then you will have to live with your shortcomings. I can only give the advice to be a bit more "open-minded" with the plot and the house shape and location.

Can you mark the "Höhenpunkte" at the corners so that the terrain slopes can be roughly seen?

There is practically no slope on the property. From north to south it is 30cm and from west to east 3cm... This brings the next "challenge" -> slope of the sewer pipe. All in all, we are satisfied with the current planning approach and generally like it. Here and there small compromises are necessary, it can't be done without them. Regarding the house shape, I will think it over again and play around a bit with the property. The garden in the north seems (depending on the size) somehow like wasted space... ;) Thanks already up to this point!

I can only agree with regarding the location of the house. Clearing 20m of driveway is quite a "figure"! What is stated for you concerning the maximum access length in the development plan (if available)?

There are no indications/restrictions regarding the access length in the development plan. In fact, the rules of the B-Plan are kept very open. Floor area ratio 0.4 / no floor area ratio II and no exceeding of the floor area ratio allowed. Outbuildings must also be planned within the 0.4. But this is sufficient given the plot size! 2 full floors allowed, all relevant roof types, building windows 5m from the plot boundary on the north and south sides respectively, and otherwise one tree per started 100 sqm of built-up area. Nothing more is regulated in the development plan. I am only 75% satisfied with the very long access road. I just don’t see a solution… Only garage in front means endless distances with shopping. House and garage in front means “wasted” southern area. I think this is certainly the “standard issue” with a north-facing plot with the street to the south… But this should not be an obstacle, rather it should motivate more creativity – which I am currently lacking… ;) But surely we are not the only ones with such a plot that wants to be optimally used. So always feel free to continue with questions, but also suggestions, critical comments, etc. Thanks!
