Additional costs due to repeated structural calculation

Hello everyone,

we are currently in the final stages of our construction planning. We wanted to convert a bathroom with a shower into a pantry and a guest bathroom. The effort would involve moving a wall on the ground floor by 45cm and additionally erecting a wall on the ground floor that now divides the previous shower room. So far, we have not signed any construction plans, but we are now supposed to pay €1500 net for a renewed structural calculation. Is that usual? I assumed that the structural calculation would only be done after the construction planning is completed.

What do you think? Do I really have to pay for a renewed calculation?

Unfortunately, still too little information. If it is, for example, a prefabricated house with statics "from the drawer," that could be the case. Otherwise, simply ask directly and kindly about the reasons and share your thoughts openly. Please speak sufficiently with the BU and exchange written notes after the conversation (email, meeting notes as discussed today, etc.)

Feel free to also generally use the planning thread with plans, floor plans, etc.

It is a solid house, freely planned by us and the general contractor. This was now the third appointment for discussion after there were repeatedly errors in the plan, not caused by us. According to the general contractor, the static calculation is done before the construction planning, which in my opinion makes no sense. At least there was never any indication of this. I understand the general contractor, of course; he had the statics calculated and would now have to bear the costs twice. On the other hand, the construction planning is meant to allow for changes to still be made and to approve it in the end with a signature. After that, it's over, that's clear. Attached are two small pictures showing the extent (just as examples).

So for me it was like this: floor plan design -> approval -> structural analysis -> input planning (building application) -> execution planning (work planning). Apart from the fact that the execution planning prepared for my house does not deserve the name, I find it logical that the structural analysis is calculated from the approval of the floor plans and before the execution planning of the individual trades. Has the building application already been submitted? Addendum: Without understanding any of this, I also cannot imagine that the complete structural analysis has to be recalculated for this change. But a complete structural analysis also costs significantly more than 1500 EUR.

I agree, the workshop planning should be able to reflect any necessary changes after the structural calculation. So unfortunately yes, that's why every word must be weighed carefully. At some point, we got used to ALWAYS asking: What does it cost? (before, we often "thought" we knew approximately how much it would cost, but we were clearly wrong several times)

Good, of course it also makes sense that you don’t just plan merrily in the workshop planning without knowing the static calculations. But in the first workshop plans, no static calculations had definitely been done yet, I know that.

I think we are relatively good on the subject and have dealt a lot with the topic of planning, but sometimes someone else simply has an idea that wasn’t considered.

I also can’t understand how the amount comes about, somehow too much for the small change and too little for a complete static calculation :D
