Hello Alibert

if the apartment doesn’t have location, location, location, stay away.
I have left the adventure of rented condominium behind me.
Tenant lovable and nice. That didn’t last long. Afterwards, everything was complained about and to save money, the rent was reduced. If you can’t put up with something like that until a significant loss, don’t do it.

89k 2.5% interest (initially). That is 185€ interest minus [Hausgeist] 38€ - 340€ cold rent = 117€ before taxes minus tax rate 30% = 82€ net. Then we are not talking about vacancy, any investments that someone pushes through above and you cannot pass on to the tenant. Where is that supposed to be worthwhile?

To be honest. Barely reasonable as an investment object, only in the hope of rising prices. Your income is far too low to benefit tax-wise. Operating costs still have to be deducted from the cold rent. So let's calculate: KP €89k Purchase ancillary costs €9k (I assumed the broker) = Investment €98k Annual net cold rent €4.1k less operating costs €0.5k (Only €38.house money? = Manager, reserves, account fees etc.?) Net income €3.6k ==> Yield 3.7% before taxes (and possibly further ancillary costs, ongoing maintenance) Please deduct taxes from this and keep in mind that costs will always occur (for example, you have not yet paid property tax, ongoing maintenance, occasional tenant change with temporary vacancy or renovation)). This reduces the yield further in the long run. Even with financing, you can only claim the interest for tax purposes. With your marginal tax rate, probably not interesting.
