Access from the garage to the utility room

Hello,

we are still considering in our planning to provide an access from the garage to the house. More precisely into the utility room. The problem here is that the garage is 1m away from the neighbor. If I remember correctly, it must be 3m away if there is access!? I have already looked through the garage regulations LSA but cannot find a corresponding passage. Does anyone have expertise in this matter and can give me more precise information? Moving it further away so that it becomes 3m is not possible.

That the distance regulation is linked to an access point would be new to me. (Hopefully, there is also an "access" for the car.) The only important thing is that the garage is not declared as living space, but that should not be the case by definition.

I think I heard (dangerous half-knowledge) that if there is access to the garage, the 3m distance comes into play. I just haven't found any indication so far.

In NRW, the garage was unconditionally approved as a boundary construction including a side entrance door into the house. However, after careful consideration, we actually decided against it because we came to the conclusion that it is simply one door too many into the house. But it certainly depends on the residents. Since we come home more or less exclusively by car, the actual front door would probably have been downgraded to the side entrance door and hardly used. In the end, it was also a nice to have, since the door in the garage would not have been cheap. On the one hand, it has to be burglar-proof, and at least in our case, a fire door is required at that spot. All of this made us cancel the door, and now we will just cover 3 meters from the car to the actual front door.

Also half-knowledge... I believe it depends on whether the garage leads to a living area or not. If it leads to the utility room, then it probably shouldn’t be a problem.

No, why? However, such a side entrance should be well planned. From 7 years of floor plan discussions here, I know only a few architect-designed houses where it has succeeded. 98 out of 100 are poorly executed and not well thought out (see the parallel floor plan discussion from today/yesterday).
