Regarding the floor plan in general: You have a children's room in the basement. That may sound a bit ridiculous now, but I had my children's room on the living level, my parents and siblings were one floor above me. It took me quite a while until I (at night) got used to it. Here, it is additionally a basement.

Thank you for your feedback. The development plan cannot be linked. It is 27a and area W2 of Teltow (Brandenburg). Why does a development plan allow 2 full floors when this is never possible with the eaves height? Semi-detached houses are not permitted on one plot, only one half each. Statement from the building authority: "A two-family house is possible with a common entrance." We will revise our planning again. I will ignore the personal statements. Welcome to the world, there are also inexperienced people who write in a forum to ask for help.

Thank you for the development plan. Now just the plot number. I don’t see anything there that says semi-detached houses are not allowed. You are W2 then they are only limited in size. But you never have 100 m2 of ground area per semi-detached house half anyway.
