Hello everyone,

we are lucky to get a plot of land in a new development area. However, the building envelope is more likely designed for a semi-detached house rather than a detached single-family home. Since our neighbors and we would probably prefer the detached single-family home, we are looking for solutions/improvements for the architect’s floor plan. Because our family runs a construction company and we get a "discount," we are somewhat tied to the architect even though he doesn’t always get the optimum out of everything.

Therefore, I ask you to take a look at the floor plan; I have attached another draft of mine. I am happy to receive suggestions and opinions.

But first the required list:

Development plan/restrictions: Development plan attached
Plot size: 446m²
Slope: none
Site occupancy index (Grundflächenzahl): 0.4
Floor space index (Geschossflächenzahl): 0.8
Building envelope 11x13.5m, but due to boundary distance max. 8.5x13.5m

Client requirements
Style, roof shape, building type: modern single-family house with a hipped roof
Basement, floors: no basement but two full floors plus attic
Number of persons, age: three persons plus dog (32/30/1/1)
Space requirements on ground and upper floors: ground floor -> desirable would be the guest room and the pantry
Office: family use
Guests per year: ~40 overnight stays by family members
Open or closed architecture: open living/dining/kitchen area
Conservative or modern construction: a bit of both
Open kitchen, cooking island: cooking (semi) island
Number of dining seats: 5
Fireplace: none
Music/stereo wall: "normal" TV wall
Balcony, roof terrace: none
Garage, carport: garage as in the plan
Utility garden, greenhouse: none

Planning by:
- architect of a construction company
- attachment without exact measurements, do-it-yourself by you with Floorplanner

What is especially liked?
Orientation of living spaces to the south/southwest, space under the stairs used
What is not liked?
Entrance on the side. Because the access is on the side and the garage is set back to the rear, parking will not be pleasant and you cannot even put a doormat in front of the door...
Only 3.5m width of the living room. 4m would be desirable here. However, the hallway staircase is not particularly liked in the own draft because the stairs are cramped and the hallway is quite long.

Price estimate according to architect/planner: ~330,000€ turnkey
Personal price limit for the house, including equipment: 330,000
Preferred heating technology: air-water heat pump with controlled residential ventilation

If you have to waive, on which details/extensions
- can you waive: possibly the garage to come 50cm closer to the property boundary
- cannot waive: guest room on the ground floor would be desirable

So beforehand, I don't like your own draft. Personally, I am not a fan of "Fresswarzen"—that is, bay windows—you can't really use them properly and they cost money. If I were you, I would leave it out and widen the house by half a meter or even a bit more; the additional cost should be manageable. The garage is too narrow for me. Does it have to be a garage, or would a carport do? Maybe a bit longer so that the entrance is covered?

We use the bay window to extend somewhat beyond the building envelope; moreover, it slightly loosens the 3.5m corridor of the living/dining area.

The garage would indeed be desirable. Ultimately, it should be a prefabricated garage with an interior width of 2.86m, certainly not very generous but at least a secure place for a motorcycle and a small workbench.

If it would be very helpful for the floor plan, of course the garage could be discussed, but the building envelope simply does not allow more than 8.5m in width. Therefore, it is questionable whether giving it up even brings any benefit.

According to the state building code (§5 para. 6) yes, if not larger than 1.5x5m...

If only we had known that earlier.

So we also have a "narrow" floor plan with exactly those dimensions. You can see it in my thread with the sockets, if you're interested.
