We have the same "problem," also 8000m², but right in Dresden in a residential area. We have thought about it back and forth a few times. Residential development is not financially worthwhile for us. Renting to other businesses has so far been the best solution. Although we would also like to build apartments, renting to commercial tenants is much easier and even more profitable because we can use the existing structures. New residential construction, on the other hand, would be unaffordable, and in our case, an additional major disaster concerning the foundation would make things significantly more difficult.

If "Edeka" and others come knocking at your door, I wouldn't hesitate. If they move in, you can relax on the couch for a few years. A distant acquaintance was able to rent his property to the army – he never has to lift a finger again.

Thank you for your answers. I think it is best if I talk to a few project developers and simultaneously continue the discussion with potential tenants. What type of project developers are suitable for this? How do I find them?

Retailers would of course not use the existing property but would demolish and rebuild. Is such a scenario feasible as a lease? What kind of income can I expect here?

You have to demolish and build. No retailer will do that. And the rent you get depends on where the property is located, who becomes the tenant, and how long it is rented. For the entire property, for example, a small retail center can also fit. P.S. Gas station = suspected contaminated site = expensive demolition?

P.S. As rent for retailers, you are at about €11-25 per sqm.

What interest does the municipality have in the development of your property? Depending on their attitude, you can expect either help or obstacles there. You need knowledge for that. Are you well connected locally?

Yes, we have tried that as well. Just want to advise caution. They handle millions very quickly and yet it usually remains underfunded.
