200m2 single-family house for 4-5 people without a basement on a narrow plot

Hello,

I am already looking forward to your opinions on the draft
Thanks in advance for your suggestions!

Development plan/Restrictions
Size of the plot 525m^2, 17 m narrow along the street at the bottom in the south x 31m long in north-south direction
Slope completely flat
Floor area ratio 0.4
Plot ratio 0.8
Building window, building line and building boundary each 5m from the street in the south and from the northern boundary
Edge development
Number of parking spaces 2
Maximum heights/limits 8m total height (attic will be quite low)

Requirements of the builders
Basement, floors 2 full floors without basement
Number of people, age 2 adults + 2 children (currently still small) + possibly a third child
Space requirement on the ground floor, upper floor 2 children's rooms, 1 office/guest room that would be large enough for another children's room, 1 additional small office room, guest bathroom with shower, open living-dining area
Office: Family use or home office? Only for work after hours and on weekends, as well as for taxes, etc.
Number of overnight guests per year few
Open or closed architecture
Balcony, roof terrace no
Garage, carport Double garage would be good, but probably won't fit?
Utility garden, greenhouse no
Other wishes/special features/daily routine, also reasons why this or that should or should not be:
Bedroom in the north due to free view; no north garden, as it would be too dark for us there in autumn/winter due to shading by surrounding houses; in general, a lot of light is important to us in the living rooms
Enough usable/storing space inside the house (large utility and laundry room), as we lack a basement and there is not enough space on the property for very large garden sheds

House design
Who designed the plan: Self-designed based on a template
What do you particularly like? Why? Arrangement on the upper floor (nice children's rooms with south and southwest orientation, bedroom to the north, large utility room), possibility for a second terrace in the north by the guest room for shade and northern view in midsummer
What do you not like? Why? Somewhat narrow entrance area on the ground floor, otherwise we are simply quite inexperienced what might be good or bad in everyday life.

If you have to give up, which details/extensions
- can you give up: large hallway spaces, if necessary a half-landing staircase (instead of that a space-saving staircase), if necessary pantry next to the kitchen (could be replaced by space under the stairs), possibly an additional partition wall will have to be inserted in the utility room for structural reasons (could be quite well used as a room divider for more storage space)
- cannot give up: south orientation of the living-dining area, sufficient space for bicycles etc. on the property (currently a bit tight)

Questions about the floor plan:
- Is the plot used well?
- Is the entrance area at 175cm too narrow?
- Are the rooms arranged practically for a family of 4 to 5 people?
- Do we have enough storage space since we lack a basement and the attic is quite low?
- Is it a big disadvantage in terms of sound transmission that the two children's rooms are directly wall to wall?

Note: The whole thing will be revised by a professional once we basically like the arrangement. Then the dimensions will no longer be so odd, the drawings nicer and the structural analysis reliable. I would just be interested in feedback in advance about where the weak points might be and what good alternatives would be.

Yes, I've already tried that, the usual furniture should fit. I need to get some proper planning software. Maybe in the 3.60m wide living room, you're sitting a bit too close to the TV?

You have to decide That meter should be your best friend with such questions. Wrap criticism politely. You don't have to say that the guest toilet is better than a Dixi. We plan and you have a guest WC without a shower. What are the dimensions? Measure at your home, at your parents' or good friends' places. Measure your distance at home. Does it fit? Too far? Too much? The distance is very tight for me. Don’t just use common furniture but your desired ones. XXL sofa, bigger table, wider or longer bed

Can you upload a site plan with the submitted house?

I don’t like the layout of the house, garage, bike room, long access path

Copy and pencil is enough. HT so far back really costs a lot. You pay for every meter the lines have to be buried. Do the bicycles have to be back there?

Ground floor Shower doesn’t fit in the WC Cloakroom doesn’t fit in the entrance Pantry, how should the freezer be placed? Note that it needs quite a bit of space when opening

Upper floor Replace the mini-storage room with a built-in closet Then move the bathroom door 60 cm to the north, then a closet fits behind the door

It would do the upper floor good to swap the utility room and stairs. The hallway is very narrow and long

What do you mean? Neighboring buildings?

I don’t like the arrangement of house, garage, bicycle room, long driveway
-> What would be a more sensible option if you want a south-facing garden or at least a southern orientation of the living rooms? Ideally, we would like a double carport directly at the street, but that will probably not be approved.

-> No, I just don’t know where else to put them.

Ground floor
Shower does not fit in the toilet -> Thanks for the hint, the guest bathroom probably has to be widened by a few 10 cm into the septic tank room.
Wardrobe does not fit in the entrance -> that was also one of my concerns, don’t know how to solve it, maybe opposite the entrance?
Pantry how should the freezer be placed? Note that it needs quite a bit of space when opening -> it will probably be in the kitchen, also for waste heat reasons

Upper floor
Replace the mini-storage room with a built-in closet

The upper floor would benefit from swapping the utility room and stairs. -> that was like that before, and then I switched it so that the path to the front door wouldn’t get even longer (on the ground floor the entrance will then move further north)
The corridor is very narrow -> I prefer nice living spaces over a too wide corridor on the upper floor. But maybe the house should be 10–20 cm wider to gain some space here
