I cannot confirm that for Hessen. New building in Frankfurt, 6 units, 5 parking spaces, 10 bicycle parking spaces. no storage rooms in the apartments.

Requirements in the building area: 9 parking spaces (1.5 per residential unit), which can be distributed around the detached house. Bicycle parking spaces can also be placed. Laundry room and storage room are included in the basement. There are no requirements for barrier-free apartments. I am now unsure about the space in the entrance area.

How much space do I roughly lose due to the stairwell and walls with 2 residential units per floor? What percentage would you set as a guideline (20-25%)? Has anyone realized a similar construction project?

In my example linked in , you can actually see that 20 to 25% is not enough.

If I look at the apartment building I live in, it has external dimensions of about 10x15m = 150 sqm plus a bay window in the entrance area of about 10 sqm ... so 160 sqm. On my floor, there are 66+42 sqm of living space. 3-room apartment and smaller 2-room apartment. Balcony areas are extra.

Hello

incredible. Nobody is forced to move into an apartment where there is no space to park their bicycle. These requirements are a housing construction destruction program.
Housing shortage is slowly becoming a problem here in Düsseldorf. Every doghouse is being rented out expensively. I wonder why that is?

It is pointless to discuss whether and which requirements really make sense. They exist, they must be observed, and that’s that. You may shake your head, but nothing will change. Therefore, I find it important to point out such (sensible or nonsensical) at the beginning of the planning phase.
