With so little equity, the risk is too high and the interest rate rises.

Keep saving for 2-3 more years, maybe ask your parents for support, etc.

6.5k net is a lot, but for such a loan.

How much can you save per month?
Is that the 3k plus?

Complete nonsense. With 2% inflation alone, the total price of 650,000 EUR increases by 13,000 EUR every year, which is hardly feasible to "save up" for. But 3k installment with 6.5k net income. Is that simply too big a number for you?

If you set aside 4k every month (and live on 2.5k), you will have saved a good 150k in three years with "only" 40k price increase. Then a cheaper plot/cheaper founding and you are well on your way.

You cannot close threads, but simply choose not to participate further. I agree with the opinion of the others. A 3k rate at 6.5 net is high, but getting such a small house in return is not efficient. The low price of the plot has its reason. All external facilities in EL are, despite support, ambitious. No garage, not even a carport. Where do you store all your gardening tools and odds and ends in the small house? Children planned?

What enormous interest advantage would one have in 3 years? Does that make up for the lost 40k? Why not do it now and rather make special repayments?

That's a naïve calculation...

Garden tools are stored in a garden shed for 2,500 EUR, you don't need a garage for 20,000 for that. And cars are made to stand outside, they don't need a roof over their "head."
