Less would of course be better, but unfortunately I see hardly any possibilities for savings. If you have ideas in that direction, feel free!

I would actually not build, but buy used. You are building at most expensively because of the plot with the smallest possible house and very high monthly burden.

We had considered that, but 1. the Hamburg area is extremely overpriced, so used properties are really often "junk," and 2. we are too afraid of cost explosions regarding renovations. Additionally, the plot is a real dream (apart from the soil), so we would definitely like to build.

Save, wait, build up equity and try to find something suitable used. Preferably young. You can already sleep more peacefully with that. Consider how much interest you would pay. That is simply money that is gone. We have about €1960 installment and I hate every month when so much interest goes away. Never thought it would bother me so much. Earliest we will be free August 2033. A long time. And on the way there, almost €45k (loan / special repayment) every year. = Conclusion too expensive and too little equity

It is no different with new construction right now if you look at your numbers. In the end, it's your decision. You asked for opinions. What interest rate do you have, and what repayment does the bank want? I'm curious since I come from the industry.

But one also has to say clearly: every big city is overpriced, you don’t go there without equity or a well-filled wallet. Instead, you have, one has to say it, bought a plot with lousy soil, which itself drives cost explosions due to the foundations, so it is "only" enough for 116 sqm. The romance here is greater than reason. Has the plot already been purchased?
