Partly from the forum, from the offer of Danwood, as well as through the assessment of the neighbor (civil engineer) who is developing the adjacent property.



1.5-storey, 60 sqm floor area.



There is actually still a little ?, ideally covered by the slab/piles in my wishes.

Then the question arises again whether you have a written offer or if you only have information from the internet.

Petty detail, but the base area of Point 116 is just under 74m².
You also have to be very careful, especially when a civil engineer or another craftsman gives you prices... these are usually net amounts, with 19% VAT added on top. I haven't encountered a single craftsman throughout the entire construction who talked about gross prices, and only the electrician explicitly pointed out that he speaks of net prices, not gross.

At the beginning of 2022, I paid just under 30,000 EUR for 3.5m deep strip foundations and a reinforced base slab. This was in addition to the costs specified in the contract for a 100m², 16cm thick base slab including a 40cm gravel cushion.
Honestly, I hardly believe that you will manage with 30,000 EUR for piles.

But if you don’t completely lose it during the material selection and initially forgo photovoltaics, it should be okay...
Although a rate of just under 3k is really something. Do you have 7,500 EUR net, so that it’s easy to bear comfortably over many years?

Is the house price turnkey? Otherwise, there will be a more or less substantial additional amount for painter and floor-laying work. If all of that is done by craftsmen, it can easily add up to another 30,000 EUR, depending on the wishes (Q4 or parquet everywhere) even more.

Do you really only have €16,200 equity? Or am I misunderstanding this?

I didn't want to ask further because that's a €3,000 monthly payment. There must be a good income behind that – although I wouldn't necessarily spend almost three-quarters of a million for "only" 120 square meters.

We will get concrete offers for the floor slab and piles (including tax) in the next step to get a better feeling.

At the moment, we have 6.5k net, although we are aware that it will be tough for the first two years. However, with secured salary increases (my partner is a civil servant), we consider it manageable.

The house price is turnkey.

We have about 25k equity. Since this is not really significant, I did not elaborate further.
