Another question has come up:
The sales person from the developer would like me to sign a notarized reservation next Monday (1000€ and will be credited against the purchase price) so that the apartment is not sold to others.

Does it make sense to sign something like that before having a written confirmation from the bank about the loan?
I can withdraw from the loan within 14 days but not from the notary contract, right?

I understand your surprise. The BT has purchased about 60 plots nearby and has been working on the properties for 1-2 years. The last property remaining interests us and we only discovered it recently.

According to the purchase contract (sample):

25% after the start of earthworks
28% shell construction
12.6% roof area and glass
6.3% heating, etc.
8.4% interior plaster
11.2% upon readiness for occupancy
3.5% after completion

The BT is essentially financing in advance.

Do you have any concerns in your opinion?

Yes!
With us, the reservation fee is refunded after the notary appointment.
But we were sure that we would get financing, had/have similar conditions as you.

If you think that financing might not come through, I would of course first talk to the bank/financier before throwing away the 1000€, unless you can withdraw and get the fee back?

If you have, for example, a five-year tranche, then you can fully prepay it beyond all rules.
