Hello, after much back and forth, I have decided to post our current floor plan here and am now curious about your opinions.
A brief explanation of our construction project: the entire life should take place on the ground floor.
The attic is initially only intended to be used as a storage room. It will only be developed if needed (e.g., if children are expected). Here, only the connections will be prepared (water, sewage, electricity) and of course insulated; the screed should also be installed.
As is well known, after some time one no longer sees the forest for the trees, I look forward to your feedback. What could be improved, what has been successful.

What do you particularly like? The layout of the private rooms (bedroom, office, bathroom) and the spacious entrance area

Why? The private rooms are a more or less separate area from the living area.

The only thing I am not 100 percent satisfied with is the placement of the fireplace.

Preferred heating technology: liquid gas

The following is important to us: open living/dining area, closed kitchen with small storage room, directly connected double garage.

Why is the design the way it is now?

I find the room LAYOUT quite good. The execution (unnecessary corners and edges e.g. stairs/shower, entrance living room), garage within the thermal envelope, many doors rather narrow, bad. The outside of the house looks somewhat plain. Missing window areas, instead flower windows?, small window openings do not exactly make it an eye-catcher. The hallway has no proper wardrobe/space, the kitchen is separated by the pantry door, two countertops in the office at 2.50, dressing room width of 2 meters, shower size is special dimension without extra comfort..., all of this is not cohesive. Your suggested furnishing shows quite well that everything somehow is not homogeneous and much does not just appear jumbled together in the drawing. The living room for example is not exactly cozy, nor open, nor somehow bright. On the upper floor keep in mind that the square meters only refer to the floor area, not the room size. Just read that children are actually planned: how do you handle that in the first years then? The stairs are quite far from the bedroom... The office is already very small to repurpose it... For 4 people the wardrobe options are actually too few. Edit: if I were to create/add an extension to the house, I would do it at the terrace.

Hello, thank you first of all for the honest opinion. Now to your comments: - you are right about the unnecessary corners, they will be eliminated in the next step - I will reconsider the garage regarding the thermal envelope. - all doors have a standard size of 86 cm. That should basically be enough - regarding the windows, I have to say that I really find floor-to-ceiling windows terrible. But I think that’s a matter of taste. It is always a compromise between the required wall space and window area. The architectural style of the house should fit the Franconian style. - the indicated closet to the right of the entrance can of course be extended considerably. The entrance area is about 2 m wide, so I think there should be enough space. - I agree with you about the mismatched furniture, unfortunately one had to follow the program’s specifications. I will revise that. - as for the kitchen, it should definitely be separated from the living area. Otherwise, I am also not yet completely happy with the layout of the living/dining room. - the office is mainly to be used as a workplace. The second desk is only a backup spot for Corona. No children are planned at the moment, but in this case the office would be intended for the first few years. Meanwhile, the attic is being converted. There, for example, an office and a child’s room or playroom could be accommodated. - for the walk-in closet, I calculated with a 60 cm wardrobe and a 40 cm chest of drawers, leaving 100 cm of space to move. That should be enough, or am I mistaken here? - the walk-in shower should be fully tiled, so the dimensions should then be secondary, right? - the living room faces southwest; in your opinion, how large should the window area be for sufficient brightness? - the living space is displayed on the upper floor, so the sloping ceilings are included. - could you please explain the issue with the step at the house? Thinking error regarding room sizes/furnishing: you draw the raw construction dimensions. Then add the plaster of a few cm, which has to be subtracted. Also, you place cabinets with a distance to the wall. With 2 meters, a proper wardrobe or coat cabinet (70 cm) leaves 115 cm if you allow air circulation between wall and cabinet.
Of course, there are space-saving furniture pieces, but you probably don’t build for that.

Window size: at least 8–10% of the room area. For a cozy feel, 20%. This value is my impression.


Protrusions or annexes offer hardly any added value on the entrance side; on the terrace, where you stay, they can provide protection and space.
Speaking of the terrace: it is poorly accessible from the kitchen. Better is to place the kitchen adjacent to the terrace with direct access, so herbs can be quickly and freshly harvested and everything is easily and quickly reachable when grilling or having coffee.



For the main room, which is also a passage for everyone and everything, this is too narrow. It may gladly be an inviting double door.

By the way, in user forums, unless addressing a doctor or lawyer, the informal "du" prevails. Just like on construction sites.

All right, thank you. I will allocate a bit more space to the dressing room. I should also be able to fit in the double door; I need to find out which standard sizes are available here. I actually quite like the idea of the kitchen, I need to take a closer look at it. There are actually two reasons against it. 1. This corner of the house is in the southwest, so a lot of light would probably be lost for the living room. 2. Guests would have to go through the kitchen to get to the terrace.

The draft is not set in stone yet. Just start completely anew. And do it several times. One should never stick to only the first choice.
