Your opinions on our floor plan (1 1/2 storey single-family house)

Dear house building forum,

my wife and I are currently in the middle of planning the construction of our planned new build and have already invested a lot of brainpower to develop the optimal house concept for us.

The following conditions apply:

Plot size: 477 sqm [South orientation of the plot (= north access)]
Plot width: 17 m in the south / 17 m in the north
Plot length: 28 m in the west / 28 m in the east
Main ridge prescribed in east-west orientation
Building window: 11 m in width (east-west) + 14 m in length (north-south)
Start of the building window in the northern area of the plot (= 3m distance to the access road)


Our house should offer the following:

Ground floor:


    [*]Kitchen/living/dining area (with sliding door separation) facing south as well as access to the south-facing terrace
    [*]Office for my wife
    [*]Pantry + beverage storage + refrigerator + freezer chest + sink with access to the main carport in the east
    [*]Storage room under the stairs
    [*]Small bathroom/WC with adjacent wardrobe
    [*]East access (front door) + 9m carport with access to a storage room behind it



Upper floor:


    [*]Master bedroom with use of the adjoining dwarf gable
    [*]Children’s bedroom 1
    [*]Children’s bedroom 2
    [*]Bathroom with shower/bathtub and WC as well as space for dryer and washing machine with use of the adjoining dwarf gable
    [*]Space for a small built-in storage cabinet for cleaning supplies etc.
    [*]Utility room (dryer, washing machine, ironing space)
    [*]Office for me with secondary use as laundry and ironing room



Attic:


    [*]Guest room or children’s bedroom 3 or playroom etc.
    [*]Technical room for house technology with adjoining small guest bathroom with shower/WC

Well, to be honest, I am not enthusiastic yet.
When entering the entrance hall, you see 5 ! doors. That could be better...
And what exactly are those 2 things/protrusions to the right and left of the entrance door? Views on that would be helpful.
The space in the utility room is significantly reduced by the external door. Actually well thought out for groceries, etc., but with both doors there isn’t much storage space left.
The living room does not need a dining table if you have a dining area in the kitchen. Fitting both in this room shape will be difficult.
The upper floor feels a bit fragmented due to the asymmetrical hallway. Wanting to do ironing in the 7 sqm study is quite optimistic. Better to make the utility room downstairs bigger.
Generally, it is somewhat more complex and therefore more expensive if the bathrooms (as here) are not located one above the other.

The draft seems somehow familiar to me ... where do you want to build and do you already have an idea about the construction costs?

I don’t really understand that now, but you have to like it that the corresponding lines run both through the study and the living/dining area. Of course, the planning can be adjusted accordingly.

I hope your architect also told you that there are additional costs—both regarding avoiding damages from a possible water leak in the attic and the increased line routing?


I think I recognize the handwriting of the office; also the small planning errors (bathrooms).

I will now assume my values; you want to build in NRW:

Single-family house, approx. 180 sqm/living area as
KfW 70 efficiency house on BP: TEUR 276 (including architecture, structural engineering, and thermal protection certificate)
Additional costs due to technology in the attic: TEUR 2-3
2 carports: TEUR 15
Ancillary construction costs: TEUR 35-40
Painting work in EL: TEUR 10
Floor coverings in EL: TEUR 10
Exterior facilities in EL: TEUR 10
Reserves for extras: TEUR 10

Results in an investment—excluding land—of TEUR 374.

The mentioned ancillary construction costs also include real estate transfer tax as well as the required surveyor and incurred notary/court and public fees:
