Would you build yourself again or use a developer?

But back to the OP, I was partially on the construction site Fri, Sat, Sun from 7 am to 11 pm and worked non-stop. From the ring ditch collector to the shell construction and the roof. We built relatively large, about 260m2 of living space. During the interior work I then crashed and had to take a 2-week break.

Off to Austria for a week to recharge. Then I hired a Ukrainian and a Moldovan and took care of material procurement and the other trades for 6 weeks. Nice 3 times a day at the construction site, have some coffee, say what’s going on and do some phone calls. After that it went aggressively energetic again and in the end the project was successfully completed.

So keep your head up, weigh your options and occasionally switch off. That helps.

I am already interested in another project and would like to work with an architect again and deal with the craftsmen companies myself. Planning and building our house was a great time. As a couple, we made many excursions to select suppliers and gather ideas, that was nice. We find the result successful, but there are a few small things we would do differently today. Maybe the next property will be a renovation case. I had long dreamed of building new, my wife would have preferred to remodel something from existing stock. We keep peeking in the portals for [Chateaux-Ruinen in Frankreich]. We are not very security-oriented and accept the consequences of our actions or omissions as they come. And who knows what will come.

I would always build again with our main contractor.

Mh yes the costs were ridiculously low.
Costs for hillside locations can be found here and hidden on the internet.

Pull the brake and see where you can still save. There will be more to come. Almost all builders reach this point.

It’s only cheap for you because the land is very cheap for FFM. The shell is in the new build region.
Otherwise, we bought turnkey and could still make changes during the construction phase. Partly price-neutral.
However, back then there were no such price jumps.

We are currently finishing the foundation slab. Since I am a risk-averse person, I would always build with a general contractor (GU). I have price certainty and if I select all the samples before the start of construction, I know my costs quite well. Then there are no big surprises. I would absolutely have no patience to deal with the trades myself, nor would I have time, due to work...
