Can you actually do that if the offer price was only binding until 22.04.? There are examples here in the forum that despite a contractually guaranteed fixed price, some contractors still demand more due to the current situation. In that respect, I am skeptical that the company is giving something away. That the construction companies wanted to keep one urgently, there are counterexamples for that as well. With the price explosions, some companies even offer builders money (!) to terminate the contract.

Be assured that no contractor will include this requested clause in their contract. They have enough customers and secure themselves with the 10%, because from the moment of signing and expiration of the cancellation period, you are committing a part of their resources.

This means that because you want to build with them, they can no longer offer the house to someone else. If you now back out, they lose the profit they could have made with the other person.

The question of fairness between the house provider and the original poster is, in my opinion, only a secondary issue here: I see the fundamental problem as the idea of wanting to enter into a construction contract to "secure" an offer price when the house planning is actually still in a very early stage.

Completely correct. I just wanted to point out that no contractor will waive these 10%. That would be like discussing divorce arrangements at the wedding already...

And pressure... well, prices are currently rising absurdly. That is no lie.
