Wishlist for the architect

Hello,
I have had an initial meeting with several architects. They all asked me about the framework conditions (location, building regulations, neighborhood) and about my wishes. The next step is for me to provide a wish list and, in return, receive offers for the architectural services. I am currently putting together this wish list and would appreciate your comments. I am particularly interested in:

      Are there wishes that lead to a massive cost increase without much added value?
      [*]Are there important aspects missing that I should still include in my list?

    Wish list for the architect
    Framework conditions

      [*]Two-story two-family house without basement and without internal staircase
      [*]Exterior dimensions (WxD) approx. 19.2 x 9 m, depth still open (7 – 11 m); 15° gable roof
      [*]Gable sides without windows (due to adjacent buildings)
      [*]Cost frame: total 300,000 – 350,000€ (excluding land, incidental costs, fittings)
      [*]Buildings should visually fit into the image of an existing courtyard (four-sided farmyard, primarily brick, partly half-timbered)

    Priority 1

      [*]Each apartment: one bedroom, two offices, one bathroom with shower and toilet, one guest WC with shower (as well as open kitchen, living area, dining area, etc.)
      [*]Barrier-free living for 2 persons
      [LIST]
      [*]Walker-accessible; living on one level; minimal thresholds (entrance area)
      [*]External staircase with the possibility to retrofit an elevator; gallery access
      [*]Walk-in showers without partition at the entrance (similar to swimming pool)
      [*]Light switches, door handles, sockets at 85 cm height

    [*]Very bright rooms (therefore: tall windows; ground floor room height at least 320 cm, upper floor at least 290 cm; preferably higher if possible and if this brings more light into the rooms)
    [*]Main entrance on courtyard side (northeast), living room garden side (southwest)
    [*]Ground floor living room with access to the garden
    [*]Very good thermal and sound insulation; triple-glazed muntin windows
    [*]Windows and exterior doors with opening detection and RC2 security
    [*]In the bathroom: forced ventilation
    [*]Separation of fresh and grey water; cistern for rainwater
    [*]Photovoltaic system (southwest)

Priority 2

    [*
      Door width 90 cm (house entrance 100 cm)
      [*]Bathroom door opens from outside (WC lock)
      [*]In the bathroom:
      [LIST]
      [*]Thermostatic fittings
      [*]Toilet with raised seat height (48 cm)

    [*]Air-water heat pump (reversible for cooling in summer?)
    [*]Underfloor heating (also for cooling?)
    [*]Floorboards (or parquet?)
    [*]Electrical:

      [*]At least two fuses per room (sockets, lights)
      [*]All cables laid in empty conduits
      [*]Empty conduits to all windows (retrofit opening detection)
      [*]CAT7 cable from the technical room to every room


Priority 3

    [*]Apartment divisible with reasonable effort into two small apartments (this does not have to apply to all apartments)
    [*]Set windows relatively far outward to create “seating areas” inside

Open questions

    [*]Central or decentralized ventilation system (controlled residential ventilation)? Possibly only decentralized in WC, bathroom, kitchen, laundry room
    [*]Bidet?
    [*]Possibly suspended ceiling (10 cm for installation of lamps, cables), possibly adjust room heights
    [*]Simple wall construction (due to recycling/disposal), no external thermal insulation composite system (ETICS)
    [*]KFW55 or better? KFW40, KFW40Plus?
    [*]Electric exterior blinds? Can they be integrated into the intermediate ceiling so that no window height (= light) is lost?

That's where I stopped reading.

Well, if that is the price per apartment, then it's okay.

I also wanted to ask if this is for both apartments. 2 x 19x7m is never possible no matter what wishes you have!

Please do not discuss my cost estimate, this is the least important point on this list. Apparently, I should have left it out. Just for your information: the basis here was 2 * 135 = 270 sqm * €1300 = €351,000. What it actually costs I will see later in the offers and invoices. I would greatly appreciate comments on the other points of the list.

But building a house costs about 2,600 EUR per sqm!

The estimate is so far from reality that there is nothing to discuss.
