Hello,
I have had an initial meeting with several architects. They all asked me about the framework conditions (location, building regulations, neighborhood) and about my wishes. The next step is for me to provide a wish list and, in return, receive offers for the architectural services. I am currently putting together this wish list and would appreciate your comments. I am particularly interested in:

[*]Exterior dimensions (WxD) approx. 19.2 x 9 m, depth still open (7 – 11 m); 15° gable roof
[*]Gable sides without windows (due to adjacent buildings)
[*]Cost frame: total 300,000 – 350,000€ (excluding land, incidental costs, fittings)
[*]Buildings should visually fit into the image of an existing courtyard (four-sided farmyard, primarily brick, partly half-timbered)

[*]Each apartment: one bedroom, two offices, one bathroom with shower and toilet, one guest WC with shower (as well as open kitchen, living area, dining area, etc.)

[*]Possibly suspended ceiling (10 cm for installation of lamps, cables), possibly adjust room heights
[*]Simple wall construction (due to recycling/disposal), no external thermal insulation composite system (ETICS)
[*]KFW55 or better? KFW40, KFW40Plus?
[*]Electric exterior blinds? Can they be integrated into the intermediate ceiling so that no window height (= light) is lost?
