I also have the feeling that this is normal. With 3% it is even rather moderate. And I find it fair that this was not used to exert pressure. With such an action, Schwörerhaus would have completely shot themselves in the foot with us. Poor communication is just poor communication, and the selection is quite large.

That is just the regular VAT increase to the original rate. It affects everyone. The offer today must state 16%, but billing is then at 19%. Yes, that should have been communicated that it is a legal requirement.

We actually finished faster than the agreed construction time (10 instead of 14 months) and will carry out the acceptance this year. This saves us a five-figure amount in VAT... :D

No, the original offer already included 19% VAT. I always paid attention to that since I can't build a house in one month ;) The increase comes on top.

So our BU (shell construction) called the other day and compared to the offer which was also offered with 16% (the shell is now finished and will also be charged at 16%) my half is 7K net below :cool:. Unfortunately, another 2-3K will probably be added due to additional work / special requests that have not yet been calculated.

The construction went very smoothly overall, apart from really minor issues.

Availability of craftsmen was a bit annoying as you had to call more often, but when it was urgent they were always there.

With our own work, we were able to start significantly earlier than originally planned, but trades like plumbing and electrical will probably be delayed by 2-3 weeks due to the second lockdown.

So, no, overall rather cheaper. (but my "requests" have grown with the construction time and I will probably spend significantly more because of that than originally planned, but that has nothing to do with Corona)
