Dear people,
I know... the title will make some of you flinch already. That’s why I’m here. Please take a look. Does our semi-detached house work? What else should we change or what ideas do you have? I have been a silent reader here for a long time and now the time has come for you to pick apart my floor plan. I even invite it :)

Size of the plot: 380 sqm in Upper Bavaria

Slope: no
Site coverage ratio: unknown
Floor area ratio: unknown

Number of parking spaces: 2
Number of floors: 2 full floors
Roof type: gable roof 25 degrees

Architectural style, roof type, building type: monolithic, 36.5 cm brick,
Basement, floors: no basement, 2 full floors, small attic (not developed)
Number of persons, age: 3, 33 + 33 + 3
Space requirement on ground floor, upper floor: approx. 150 to 160 sqm
Office: Family use or home office?: Still family use, but home office is to be expanded.
Guest sleepers per year: 5
Open or closed architecture: open
Conservative or modern construction method. modern
Open kitchen, kitchen island: open kitchen, but kitchen island separated by a half-height wall
Number of dining seats: usually 4, but 8 should also be no problem

Further wishes/special features/daily routine, also reasons why this or that should not be:
The first planning draft was a single-family house. After longer considerations (horrendous costs for building land!!!) it has now become a semi-detached house. To ensure maximum privacy in the garden, this 2-meter deep front extension (on the south side) was realized. It should shield the terrace a bit and improve sound insulation towards the neighboring house. The neighbor wants to connect his terrace roof directly adjoining our extension. He also finds the separation of the two building bodies quite good!
House design
Who made the design: my wife and I. Planned with pencil and paper and transferred to Roomsketcher. A friend of ours (draftsman) roughly drew our designs.
-Planner from a construction company: Construction is accompanied, planned and supervised by a known planner.
-Architect: none present. Individual contracts planned
-Do-it-Yourself: Not much on the house. Painting, flooring and possibly insulation for underfloor heating if time permits. Outdoor facilities will be done afterwards (more electrical planning planned)
What do you especially like? Why?
The bay window in the southwest, the visually separated kitchen which is still communicative and open. Every space in the house is well used (lots of storage). The separated toilet in the bathroom. We deliberately decided against a children’s bathroom and gave ourselves a storage room on the upper floor due to the lack of a basement. Hence also the separated toilet in the bathroom :)
What do you not like? Why? I am still unsure whether the bathroom on the upper floor really works as we planned. The width between bathtub and wall is very tight. Our planner still has to calculate how far we can move the wall towards the stairs without hitting our heads while climbing up.
What we also don’t like is the very dark gallery on the upper floor. Here, a fixed-glass skylight towards the bathroom in the stairwell should help. Possibly a skylight above the dressing room door is also needed... otherwise I find the gallery rather gloomy.
Oh yes... we have so far forgotten the fireplace. It is still missing from the plans. Let’s see if it can still be fit in reasonably :)
Price estimate according to architect/planner: 550,000 (of which 150,000 plot, rest house, ancillary building costs, some outdoor facilities, carport, paving yard)
Personal price limit for the house, incl. equipment: should not exceed the above
Preferred heating technology: trench collector with heat pump + controlled residential ventilation. I have to see if this can be implemented on the small plot (only 380 sqm). Otherwise, it has to be an air-water heat pump. Gas is not available in the village (possibly Panasonic Geisha :) )
If you have to do without, on which details/expansions
-can you do without: fireplace and stove,
-cannot do without:guest room/office on the ground floor
Why did the design turn out the way it did, e.g.
Standard design by the planner?
Our own. The standard semi-detached house floor plans never really appealed to us. That is also why the comparatively large width of 9.50 m and only 2 full floors without attic.
Which desires/wishes were implemented by the architect?
A mixture of many examples from various magazines...
What makes it particularly good or bad in your eyes?
The plan was designed by us ourselves. We have discarded many variants and started over several times. This one was the final version. I cannot judge what makes it particularly good or bad. It was our first time!
What is the most important/basic question about the floor plan summarized in 130 characters?
We are currently working on the submission plan. The documents I have so far were either created with Roomsketcher or drawn on the drawing board on paper. I hope that is enough for you for now. We don’t yet have exterior views (window arrangement). Maybe you can already spot major flaws that I can improve.
