Which questions should be clarified before visiting the architect?

Hello everyone,

our planning for our single-family house is slowly progressing. General questions like plot, basement, construction method, bricks etc. I am now wondering what I MUST or should have clarified or decided before I meet with an architect? Do I already have to have detailed decisions about what kind of heating etc. I want to use.

Maybe you can just give me a brief overview.

The most important question will first be what financial framework is available to you. Because then the architect can assist with your wishes and plan within the appropriate budget.

Only your financial framework and your needs for the house (room layout, how many rooms, open/closed, modern/classic, cool/romantic, ...). For the other questions, you then seek expert advice.

I am also about to have my first architect visit and have noted the following:

    [*]Clarify finances (how much equity, income, expenses, planned annuity, etc...)
    [*]Write down and bring rough ideas (number of rooms, room sizes, with or without basement, modern or classic, passive house, KNX, etc...)

    [*]Development plan and property plan as well as, if applicable, photos of the property
    [*]Have a first brief and non-binding consultation

IMHO, you should have already given some thought to the possible contract structures, or for which service phases you want to hire the architect. Is there perhaps a debate about handing over to a general contractor after the approval planning?

In general, it makes sense to take a look at the HOAI in advance - simply to be better prepared for discussions. However, a good architect will always adapt to your needs, no matter how far along you are with your considerations.

I have often heard that future builders already seek advice from the architect during the selection of the property.
