Which building plot do you prefer? Is a 1.5-storey townhouse possible?

How many examples would you like where north is not at the top on development plans? ;) I don't see any north information in the 2nd picture. Hence my tip with the clarification.

When north is at the top and the terrain is flat (I cannot clearly see the contour lines): 57 or 62 - if the evening sun is the focus, 66 if the morning sun is more important.

Reasoning: Avoid property boundaries adjacent to publicly accessible green spaces or streets. This provides the best privacy and prevents things from flying over the fence. Do not choose a property in a hollow.

I cannot assess the property size, traffic on the greyed-out street, and the location east of the development area. If traffic and pedestrian use are low and the eastern green strip is rather not publicly used (no path and narrow) and the plots are rather small, I would find 76 very attractive. Of course, it is always a question of budget. I prefer a smaller house on a larger plot, which is naturally not a standard but something to consider.

A 1.5-story city villa sounds odd. I assume you want a square floor plan with as much usable space as possible on the upper floor, or in other words, maximum square meters for minimal price. Whether the 0.5 extra floor is allowed, I cannot say. On a larger plot, it is easier to build single-story if that is strictly required.

I just cannot read well and therefore can only speculate that the visible lines each represent whole meters, then one could still call it flat, in the sense of my rule even well without a basement. However, if the blurry representation only shows the five-meter contour lines, the whole thing looks completely different. Then even might get jealous ;-)

I would take the 55: relatively much distance to the west. Short access road in the north (place the house as far north as possible). That way you have plenty of space to the south.

You see, the criteria are different:
    [*]Access length [*](South) orientation [*]Privacy [*]Size [*]Number of neighboring plots [*]Traffic noise [*]View [*]Protection from water during heavy rain [*]...
Make such a list and set priorities, then you will find the right plot of land (or keep looking...)
