Which banks currently have good offers?

I have completed my construction financing with Sparkasse.
I know that it is a solid bank and that I will still have a contact person in a few years.
Sparkassen, unlike others, can no longer sell their loans to other banks.
The requirements to get a loan might be a bit higher, but if you are accepted, you are in good hands.
A colleague gave his construction financing to an insurance broker who offered it on the open market to whoever has the best conditions. I would never do that! Cheap, but no contact person, and after a year the loan is gone!

I need to briefly intervene or clarify here. In the offers we received from financial intermediaries, it was always stated as a "loan feature" (in essence): "The loan cannot be sold by the bank." I suspect that since this issue has come to a head in recent years, many banks will have such a clause in their conditions (otherwise they would have a sales disadvantage). Incidentally, to my knowledge, even large Sparkassen used to bundle and sell loans in ABS (Asset Backed Securities). Even if the loan were to be sold, you have nothing to fear as long as YOU service the loan according to the rules — that is, meet your payment obligations. This is logical because the buyer of a loan calculates their return at the beginning and if they receive it (through interest or your payments) everything is fine for them. You are right about the regional contact person in that in an emergency (unemployment, etc.) you can possibly make an individual arrangement with the bank/advisor on site. For this reason, we also prefer a regional provider. However, the regional Sparkasse eliminated itself from the race with a "defense offer."
