When was the standardized value determined for you?

Hi,

we have now been living in our new house for over a year (moved in August 2015) and are wondering when the standard value of our house for the calculation of the property tax will finally be determined.

Unfortunately, all I find online is the statement that at some point you automatically receive a questionnaire for determination from the tax office, but nowhere is there any indication of the timeframe in which this happens.
On our tax office’s website I also find nothing about this and no questionnaire to download.

Do I have to apply for this questionnaire myself at the tax office?
If yes, how was I supposed to know that?

How long did it take for you until the standard value was determined and did you have to take action yourself or did the questionnaire come to you automatically?

I am somehow afraid that it is my fault for missing it and would rather have the standard value determined as soon as possible, but have already been waiting so long for the questionnaire that is not coming!
I want to get this done as quickly as possible because I don’t want to have to pay a large amount retroactively for several years at some point.

I would be glad if you share how it went for you.

P.S. I live in Lower Saxony, in case that matters.

Hello Teyla,

the tax office becomes aware of the transfer of ownership through the comparison with the land register, i.e., they already know that the property belongs to you and that, of course, property taxes are due for it.

So no worries, the tax office will definitely come to you on its own.

If you still want to know what to expect, you can probably check the rates for property tax B (property tax A is for undeveloped/agricultural land) on the website of the municipality ROW and estimate the assessed value or ask a neighbor what they pay or what assessed value has been applied. Or you can get a benchmark from the tax office until the correct assessment notice is issued.

But you will not be forgotten, you can be sure of that.

I did not build new, and when purchasing an existing property it may also be somewhat faster. To my knowledge, the assessment of the standard value in my case was still set in the same month as the transfer of ownership, or at the latest in the following month. It can obviously vary quite a bit.

The standard value is then already fixed and does not need to be determined again.


Has the change in the land register already been completed or is the priority notice of conveyance still there?

Yes, the land register has been settled for a long time, we received the property from my grandma over 2 years ago.

I hope that finally this stupid questionnaire will come sometime. I don’t want to have to pay extra for years later just because they don’t get moving.

Estimating the standard value will bring nothing, because all the other houses are ancient and absolutely not comparable to ours.
