When to sign the house contract?

Hello,

I have already had two conversations with a construction company, and soon the third will take place where the current offer will be presented. I actually like the offer quite a lot, but I am unclear about when the contract is usually signed. At the moment, I am considering which trades I will do myself, what might need to be done differently, and much more. Now the question arises for me as to when the builder requires me to sign the contract. After all, he also has a lot of work and costs with the planning and therefore certainly wants (which is totally understandable to me) at some point to ensure he is not planning for free. Since the house construction is presumably not going to start until the middle of next year, I still have time until then to change quite a few things. But what is the usual procedure? If I sign now, it will certainly not be so easy to remove trades and similar changes. By the way, the builder has so far, which I find very positive, not pressured me at all to sign. This bothered me very much with two other companies during the first meeting, as they already spoke of a price increase in one month. Of course, I understand that craftsmen also want more money eventually, but something like this seems very unprofessional to me.

Hi,
so we definitely had about 6 or 7 planning rounds, phone calls, and so on. In addition, we repeatedly met our saleswomen at house viewings and talked about the approach.

We were also told that an increase is coming fairly soon; as I have read several times now, this is not uncommon around August/September.

But honestly, I would sign only if the contract is okay for me and I can live well with the content and the construction service description.

Hello,
in our experience, a plot of land should be available (reserved/purchased) and the financing commitment regarding the house offer (+ plot) should be in writing from the credit institution (no financing PROPOSAL). Then it is the right time.
All negotiations and uncertainties regarding the own contributions should be completed and finalized. This also has an impact on the financing amount.
PS: You don't go shopping without a wallet either
