Hello,

usually the repayment begins one month after the full disbursement of the loan.
Interest is paid on the portion of the loan that has already been disbursed.
The undrawn remainder of the loan is free of charge during the [bereitstellungszinsfreien] period.
The full installment is therefore due only one month after full disbursement.
This is intended to avoid double burden during the construction phase.
An extension of the [bereitstellungszinsfreien] period is also possible but incurs a surcharge.

We were able to specify in the loan agreement when the repayment should begin. Originally, this was planned to start, at best, 2 months after full disbursement. Due to various delays, however, the repayment will already begin during the construction phase.

There was a reform of the Kreditwesengesetz, the bank only commits to the start of repayment, so speak to the bank advisor here.

For a property purchase with subsequent construction, there should be 2 loans. First the property purchase, which is then sometimes already repaid, that is, amortized. Here, ALL equity is initially used. With the bank’s agreement, this can look different, but this is how it is prescribed initially. This means the loan for the property purchase should no longer be so large.

The disbursement of the loan immediately breaks down the interest payment, the repayment begins with the agreement in the loan contract. By the way, in case of disbursement delay, the old saying applies: repayment only after disbursement. Here, of course, always the full installment, possibly starting with a smaller interest portion and maybe a hefty repayment portion in the first month.

For the construction, the 2nd loan is then arranged later, please make sure that the total commitment from the bank is available. And do not come up with the glorious idea to do the property purchase with Bank A and the construction with Bank B, this will lead to hearty laughter at the bank. Also pay attention now to the construction period interest in connection with the interest-free provision period, which is often forgotten.
