What to consider when dealing with a rear property?

Hello everyone,

We are planning to buy a [Hinterliegergrundstück] soon, i.e. the property is located behind an already existing house and is surrounded by neighboring properties. What should we pay attention to when purchasing and what should be clarified in advance and included in the contract?

What we have thought of so far:
- What may be built on the property (§34, Landratsamt)
- The sewage pipe (then used by both families) lies under the future driveway of the property. Who will cover the costs for work on it and the subsequent restoration of the driveway?

Do you have any ideas or experiences on what pitfalls can be avoided to prevent problems/uncertainties later? Many thanks in advance.

Well, a right of way wouldn’t be bad. Or are you coming by helicopter? I don’t understand the [Abwasserkanal] question. You are building a house, so you have to pay for that as well. The same applies to electricity, gas, etc.

First, clarify whether the existing channel may be used. Not only ask the neighbor but also the supplier!

Otherwise, it is clear that rear properties are expensive in development. The connections are outside the usual flat rates due to the length. Paving a long driveway also has its price. The logistics during construction can be complicated, e.g. due to narrow passages, damage to existing sidewalks, etc., which must be repaired.

We live in the third row and have our access via someone else's property. We had to subsequently register the easement for the city. In other words, if the fire department needs to get to our house.

Furthermore, we had to obtain a permit for our utility provider allowing them to enter the path and carry out construction work.
