What should I roughly plan for?

Regarding the floor area: of course, it should not be 150sqm of floor area, but rather living space ;)

With the radius, I didn’t mean that I want to build directly in Hürth, Porz, or anywhere else near Cologne. I meant more the Eifel or Bergisches Land. Although from my work perspective, something towards Overath would make sense, since I have to go to Gremberghoven. Of course, I would prefer the Eifel. My girlfriend, on the other hand, prefers Bergisches o_O

I would also like to consider Hürth, where I currently live, but for 100k you don’t even get a plot that could be called a piece of land...

Regarding furniture (even though I have a lot), especially the kitchen, I realize that this quickly brings enormous costs.

The best thing will probably just be to talk to a bank. That’s probably the best way to find out what’s possible.

Hello Seratio,

The Bergisches Land as well as the neighboring Rhein-Sieg district (Troisdorf, among others) have become very expensive by now. I can confirm the comment from regarding the Bergisches: The traffic is enormous. Even by train, you are not always well served. I have some colleagues who commute from the Ahrweiler district or the Westerwald district to Cologne, but your radius would probably be exceeded with that.

We looked at some properties there. But my first impression there was always reserved. You come off the A4 and after 5 km you think, end of supply, hills and valleys and roads, barely two bicycles pass through. Most properties are similar, didn’t find a flat one, all hilly or on a slope. Then I imagined, if construction companies have to go there. I believe you can well plan an extra amount of costs for that.

Then rather the Cologne Bay and the view of the mountains (Eifel). :cool:

The Bergisches is always a bit of an issue – not so easy to find flat land; in my opinion, this applies to almost all offerings north of Overath and naturally leads to higher foundation costs. Rösrath has some very nice spots and is even comparatively inexpensive ... and if you don’t have to go through the Heumar Triangle :eek:, it’s also not an annoying traffic junction. And not so cut off from everything like parts of the Eifel :D Rhine greetings

For various reasons, I also advise against the Bergisches Land, after having conducted several real estate purchase consultations there: right side of the Rhine, a handicap with a Cologne character due to the traffic situation for years to come, very narrow, steep development which immediately, as with MarcWen, raises the question of the accessibility of a construction site, a very dense settlement structure, a lot of excursion traffic, especially from motorcyclists.

I like to drive to Cologne and Bonn but after a day I am always glad to return to the Eifel and to have a certain spaciousness and a distant view. You are clearly away from it all only south of Blankenheim, towards Schneifel. I can only recommend our region around Bad Münstereifel. Many commuters from Cologne / Bonn have built here and are still building.
