What should be considered when financing or gifting a family home property?

Hello everyone, I hope to get some questions answered through your experiences, as we currently have the topic of gifting my parents' house on the agenda.

Info: House (including land) valued under <400TE, parents should have lifelong right of residence, approx. 50TE debt (parents will pay off)
Questions: Is there anything to consider since we still want to buy our own property? Can I simply estimate the value of the house for my parents myself, what costs can we expect approximately? Are there any tax pitfalls that could arise afterwards?

I am grateful for any tips! :)

Urgently send it to the tax advisor, who will then discuss the corresponding contract details with the notary. We have done this several times in our family. "Handling it yourself" is not a solution; eventually, it will backfire.

The notary fees depend on the value of the notarized item. These costs can therefore be viewed as there is a fixed regulation, or simply inquire with the notary or tax advisor.

May I ask why, are there really that many pitfalls? We are concerned about the 10-year period and possible care costs (worst-case scenario).

You do not have to estimate yourself; the tax office does this based on the official land value maps plus the value of the house. For us, the costs for the notary/land register for the gift (value approx. €800,000) and the entry of the usufruct 3700€

What does “musst” mean? Are we allowed to state a price ourselves? The lower the better (cheaper), right?
