Would you like another practical example?

We wanted a fireplace.
It can't be that hard, just need a chimney in the house.

In order for the chimney sweep to get to the chimney, he naturally has to go over the floor through the roof.
So a retractable attic ladder must be installed in the ceiling of the 2nd floor, a bottom chord reinforcement so you can walk up there, and a covering on the upper floor ceiling. Since we wanted to use the floor anyway, these extra costs were already planned.

Besides the still needed roof hatch and the grating on the roof to stand on, we now need a ladder.
Our chimney is too far from the roof ridge according to the floor plans in the basement and upper floor and therefore must be about 1.20 m tall.
Since only 1 meter is reasonable for the chimney sweep, he now needs a ladder on the chimney.

So far, the house seller planned everything.

Our construction supervisor now pointed out to us that we also need an intake air supply for the chimney.
This can either be done via a chimney with an air intake duct or via a separate KG pipe under the floor slab.
Now, of course, you can connect it externally with a nice duct with grating, or just let it stick out unsightly next to the floor slab.

Without a construction supervisor, you would never think of all that.

By the way, all this costs about €7,000 without the wood stove.
(Fairly speaking, a part of it was already planned.)

As a layperson, it is impossible to oversee everything. Either you have it all checked externally or you trust the seller. But as I said, everything that is not written down must be given to you in writing. They can talk a lot when the day is long.

There was already an initial conversation in which a lot of information was thrown at me and a cost breakdown was also made. I then tried to find out whether I exceed or fall below your figure of sqm/living space 1,500.

Well, however, I didn’t know which of the positions I have to add and which not! The entire construction project has a total sum of €316,000 for a KfW 70 semi-detached house with 110 sqm. But only €160,000 are planned for the building works and thus I fall below the figure you specified.

However, for example, I asked about the brands of the equipment during the discussion and was quite satisfied with that. Velux (Velux roof windows), Braas, Grohe, Kaldewei, Buderus.

My gut feeling is positive, but the many negative experiences of people during house building do scare me a bit.

First of all, home builders who are mostly satisfied with their construction project do not write in forums like this. What you primarily find are negative statements; my opinion as to how and why these arise should be well known.

First, check the creditworthiness of the provider through your house bank; if it is okay and you are otherwise satisfied with this provider, look externally for someone who checks the complete contract documents. If it turns out that your gut feeling matches reality—all the better; conversely, it is also money well spent. Before you then sign the construction contract, you should additionally purchase external expertise. Expertise in such a way that this expert accompanies your construction project from start to finish; four eyes always see more than two.

Equipped like this, in my opinion, you will not belong to the people who express themselves negatively in forums; ergo, you don’t have to fear a construction fiasco, since in my opinion you are not solely looking for the cheapest offer.
