What should be considered in a construction service description?

As a complete layman and beginner in construction, I am very grateful for all the tips and advice here in the forum, but by now also somewhat overwhelmed by the flood of information.

Now I am sitting with a construction service description and really do not know which are the most important points I have to pay attention to. Am I perhaps being taken for a ride or is it a good and fair offer. I would really be grateful for advice!

Also pay close attention to whether it is really an inclusive service or an announced extra chargeable service. For example, I have a construction and performance description here where it states that construction water and electricity are generally covered by the developer. Then comes some text and blah blah and at the end it says "up to an amount of x". Or another example: the construction description states that no extra payment is required for earthworks, then more text blah blah and at the end it says that the statement only applies to soil classes x - x and otherwise it costs extra. So besides what the construction expert mentioned, you should read very carefully what really are inclusive services.

As a small example of how stupid you can't think as a layman.

In all the construction specifications I have, it states about the shower: ...the shower tray (-basin) is made of ... size Xcm x Xcm, the support and the fittings included. Sounds not bad at first.
Only in one construction specification there was an additional note that on request a shower enclosure can also be taken for an extra charge.
Only then did I get the idea that no offer includes a shower enclosure. You can't think that stupid.

A similar example is the painting work on roof overhangs.

There is also nothing about a shower partition in my construction service description. Well, I hadn't noticed that until now - how blind one is to such small details as a layperson.

How about starting with a proper initial consultation? As far as I know, you can get very good initial information at consumer centers and also energy agencies - by appointment, of course. In my opinion, that would already get you a step further. Reading here on the HBF will surely help you as well!

Furthermore, the overall impression always counts. If you get a bad gut feeling from a provider – stay away, no matter how tempting the price is. If another advisor takes the time to answer your questions thoroughly, points out items that would blow your budget, sometimes even advises against it, explains the incidental building costs (about EUR 35,000), etc. ... then you should definitely go deeper into it.

No provider – not even the cheap ones – can give you "bad" offers; they are all bound by the valid energy-saving ordinance. The difference lies in the details – e.g., only 100 mm insulation here, where maybe 240 mm would be advisable; there a careless planning => bathroom is above the living room and the wastewater pipes have to run through the living room, etc.

I already wrote this elsewhere today: if the price of the offer per sqm/living area is below €1,500.00, you can assume that the energy-saving ordinance is met at the lowest limit, the equipment must also be in the lowest price category; in the end, you will have to spend considerably more money.

Reacting with offense will not get you anywhere; on the contrary, it will more likely result in you not getting answers to your questions. So keep reading on the HBF, arrange a consultation appointment with one or both of the institutions mentioned above, and then you will see how to proceed. This will not make you an expert in the shortest time; but it will strengthen your confidence in the house-building project!
