With such rents, building will probably never pay off :) We paid 800 cold rent for just under 80 sqm old building :) + 200 ancillary costs. I think your decision is good, and with little pressure you can then comfortably watch the real estate market. Maybe in a few years, exactly your property will be for sale.

So, better to get heavily into debt and throw more than double the cold rent in the form of interest to the bank?

1,250 € installment with 2,750 € total net income?

I agree with Der Da ... with such low rents I wouldn’t even consider building.

If you can save 1,000 € per month I would keep that up for a few years, it’s worth it.

Well, as stingy as I am, I already find 420 euros expensive :D. The money is simply gone after all. Of course, as a property owner, I would also have to put money aside every month for upcoming renovation costs :rolleyes:

Well, having something of your own is certainly nicer anyway.

For €420 cold rent, you can get at most a 1-room apartment with us. In a town with 10,000 inhabitants. ;)

But if you are really that stingy, building shouldn't be an option for you at all. ;)

that is really dirt cheap, are such low prices normal where you are? Here you wouldn’t even get a small 2-room apartment for that. In comparison, building would be much more expensive for you because you would have to pay so much interest. Then after the fixed interest period ends you face the risk that the interest rates have increased and either the repayment would drag on forever or the rate would rise sharply. First have the children and then see how things go, I also think that’s more sensible. Best regards, Sabine
