Hello,

I paid around 207,000 euros for my house without furnishings, but everything else. Things like alarm systems or other security technical gadgets I then bought/retrofitted separately in the following years : )

Can someone tell me the price per square meter for Bremen? Bauexperte, do you have data on that? So costs for building the house. Plus painting work and floor coverings. We want a timber frame construction.

No, sorry - not (yet).

But I once looked at the real estate index for Bremen and it shows that everything is probably between €1,570.00 and €2,050.00, each per square meter (including painting work and floor coverings) ... in solid heavy construction. A prefabricated house shouldn't differ significantly or might be slightly more expensive; aside from well-known design providers. This matches my "assumption" that €1,300 - €1,400.00/sqm should be a reasonable average; again solid construction.

Why then, for my 125sqm house without projections, a conservatory, or other extras and with an extremely material-saving square floor plan, does it not come to 125x1300 = 162,500 EUR, but instead 200,000 EUR?

At Germany's largest solid house prefabricated supplier, an online price of 133k EUR is shown (for my region! - in other regions sometimes more than 20k higher). Of course, electric shutters, controlled residential ventilation, etc. are still missing there, but I would have expected rather 160k with everything included. We also have an offer from Germany's largest timber panel prefabricated house supplier: 126k. Naturally, some things are still missing there like interior doors, interior window sills, tiles, ...

Usually the foundation slab / cellar is missing. Internet prices are lure offers – forget them quickly and get a concrete offer for your construction project. You will find that the serious manufacturers will all end up in roughly the same range in the end – and this is far from the internet price,...
