Hello everyone.

While browsing the website of the municipality where we will buy our property, I came across a document with a soil survey.

Unfortunately, I have no idea what it means...

I only saw that a borehole (B3!) is located immediately next to our property.

Can someone take a look at the whole thing and give their opinion on it?

I have attached the file as a screenshot. But I am also attaching the entire PDF in case someone wants to take a closer look.

I just noticed, PDFs are not allowed.
If you enter "Knolls Wiesen" into Google and click directly on the first link, the document is the sixth from the top (Wasserwirtschaftliche Vorplanung).

Did you also read the PDF? You can skim over the technical jargon, but the conclusion is that you have a very impermeable soil with a high groundwater level, in which you can hardly infiltrate any water. That is not necessarily a problem in itself, but I wouldn’t build a basement there. Well, I don’t like basements anyway, and it would need a [weiße Wanne]. That results in a fairly large additional cost. And you would have to keep pumping out the hole throughout the entire construction period... It's a shame that the bore profiles only went down to 1.5m, I suspect you need a soil replacement or at least compaction even without a basement, because building on clay is also not ideal.

hm? The floor works quite well for construction without a basement. Rainwater must, of course, be discharged into a rainwater drainage system. Then it's no problem at all. Pipe into the sewer next door and that's it.

Thank you for your answers. A basement is not planned. And it's exactly about the soil replacement that concerns me. I don't know if building on clay and fine sand is feasible. We will probably have to budget a few thousand euros extra just to be safe and put the garage on the back burner for now...
