What costs can we expect?

Hello

This is all new territory for me. We got married a month ago and now want to get a house. Buying is very expensive for us. Used houses cost between 170,000 and 200,000€. Then you would still have to invest quite a bit to suit your taste.

Now I have thought the following. Buy land, have the shell construction built by a company and organize everything else ourselves. That means in plain language doing some things ourselves, but also having many things like plastering, laying tiles, etc. done by companies. The advantage in my eyes is that you can compare prices and get good offers. Through doing some work yourself, you could also save quite a bit.

My question. I know this is always very very hard to answer. What would such a house cost? Around 120-130 square meters of living space with a basement? What would such a shell construction from a company cost?

Just want to know if we could commit to this or if our dream is over. We have 30,000€ of equity. Our combined monthly income is 3100€.

This is all completely new territory for us. So, as I said, we have equity of €30,000. The plots of land here are very expensive, but we definitely want to stay here (because of work and family). Land costs €110 per square meter, so the total land price is €60,000. We would do trades ourselves, like sanitary installation, tiling, electrics, landscaping, painting, etc. Things like plastering, heating (radiators, underfloor heating), windows have to be done by others. I would just be interested in what costs would come our way. I already know the land price. What would a shell construction cost (120-130 square meters of living space and a basement)? What does the roof cost? Cost of the heating system? Cost of the windows? Costs of all other necessary items? As a dreamer, I thought about it like this: €160,000 bank loan + €30,000 equity = €190,000 total €190,000 - €60,000 land = €130,000 Will €130,000 be enough?

Hello Andy,

no, definitely not enough.

€60,000 for the plot + 5% incidental costs (notary, tax)
Usable basement with earthworks approx. €40,000
Incidental costs approx. €20,000
Kitchen, outdoor facilities, garage, etc. you can also estimate again with €30,000

House turnkey approx. €1300/m2 so approx. €160,000

Less equity and approx. €20,000 savings (2000 hours x €10) for own services leaves a loan of €263,000 outstanding.
Or in other words, your €130,000 is enough for everything, only the house is still missing

Are you serious? So last year we inquired at some companies. Like [Fibav and Co.] The most expensive house with land, notary, and all that, came to €220,000! Then having it built would be even cheaper.

Why should I joke? Just write down your numbers compared to mine, why you come to more than €130,000 less in total than I do. Well, I have only built about 200 houses so far, maybe I’m wrong, but I am willing to learn.

Didn’t want to criticize you. Just thought that if the house construction is completely finished with the land and everything included for €220,000, I might be able to save something through my own work. Acquaintances built 10 years ago as well. They paid 210,000 marks altogether without the land. But they did practically everything themselves. Well, I’ll sit down with an acquaintance next week and calculate everything and call companies.
