Hello,

You can call it that too, I would very likely find other vocabulary for it

You wrote in a previous reply that you hired an expert; that is a very sensible decision. The cause of the moisture can have many reasons; therefore, it is important that the possible sources of error are checked on site point by point!

I’m keeping my fingers crossed that it’s not as bad as that. It would be nice if you would post the preliminary results afterwards – that is, after the expert’s inspection.

Kind regards

As is well known, hope dies last, and so I just hope that it doesn’t turn out so bad.
The worst case would certainly be that the entire drywall has to be removed again and the insulation as well as the vapor barrier need to be replaced.
And then I would live with my family in a hotel starting April 1st.

As far as the expert is concerned, the builder’s representative would have also ordered one, since he is also interested in clarifying the cause. Ultimately, however, I decided to commission one myself, because he is supposed to accompany all further measures and the further process until acceptance.

So, a brief update. The expert was here today for 2 hours, examined everything, and I am pleased to be able to report positive news. The expert certified that the house consistently meets a high-quality standard, professional workmanship in accordance with the recognized rules of technology, and the use of high-quality materials. He found a few minor defects, but nothing serious. The existing moisture damage is due to the remaining residual moisture and the weather conditions. The damp wallpaper logically has to come off, then the damp spots will be dried in a targeted manner, after which the painter can start again. The same applies to the roof. The insulation is not so saturated and damaged that it needs to be replaced. With the onset of the stronger spring sun, the insulation should dry out within a very short time and the insulating capability should be fully restored. The vapor barrier, which theoretically would allegedly not even be needed given the high-quality, diffusion-open underlay membrane (sd value = 0.02), was also installed professionally. In view of the good result of the differential pressure measurement, he currently does not consider it necessary or reasonable to search for leaks. Therefore, there should be no more moisture problems next winter. We agreed to jointly check the insulation again next winter and then see how to proceed. All in all, the expert made a competent impression on me and at the current point in time I see no reason to doubt his statements, which does not, however, prevent me from continuing to be vigilant and keeping an eye open on my construction site. So, it can be concluded that it was definitely advantageous to involve the expert. In this way, the inexperienced builder, equipped only with lay knowledge and who might see some things much more dramatically than the specialist, also receives positive reports from an independent source. This brings a bit more calm to the matter. So it can now continue with full force.

Hello,

Yep

It is human nature to develop fear of things about which one has no knowledge – or is only rudimentarily informed; forums, whose users mostly base their answers on half-knowledge, usually make this unpleasant feeling of helplessness worse by trying to fix it. In this respect, we at the HBF can only thank you for having candidly written down the above sentences here! Thank you

Kind regards
