we also plan to build. A single-family house with a granny flat on 230 sqm. So far, we have received offers from a local construction company and from Fa Schuckhardt Massivbau. I have to say that I thought and hoped that Fa Schuckhardt would be much cheaper, as the price from the local company seemed way too high to me (€360,000 without going into too many details about the house). However, the sobering reality came. The offer from Fa Schuckhardt was €10,000 higher than that from the local company. However, I have to add that with Schuckhardt really not many additional costs would have come up. With the local company, we would definitely have to pay another €30,000 because they simply did not include some of our special requests in the offer or listed the special requests separately in addition to the complete offer. I found that quite cheeky. Both are actually too expensive, but Schuckhardt will be near us next week anyway, so he should come by, it can't hurt. We are still waiting for two more offers.

But I have to say, I also find the price of your house way too high. I think it is already too expensive here. But your amount really blows the budget. I don’t know where others live, but here you don’t pay that amount for a single-family house even if it is built solidly. I would look for another provider.

Hello Nona4, where do you live? I have the impression that in some areas it is especially expensive if you want to rely on a local provider. I now have 3 providers in the final selection and decided today to become a member of [Bauherren-Schutzbund]. Then I will have the offers checked. That does cost a bit, but it is certainly money well spent.

we live in Bavaria / Lower Franconia, rather rural area. The idea with the Bauherren-Schutzbund is a good one, I should also consider it. As already mentioned, we are still at the very beginning. I have the feeling here in this forum that no matter what overpriced price you mention, some members immediately think they have to tell you that you have no idea and the price is great, everything below that is then poor quality, etc. But of course there are certain budget limits, at least for us. If it's too expensive, I'd rather not build at all than get into such high debt. Nevertheless, I think you shouldn't give up immediately. There are certainly developers who provide good quality and also fit within our budget.

we also want to build in the area and face the same questions. We have inquired with some providers and are now waiting for the prices. May I ask, what is the name of the local developer you mentioned? I think a local provider has its pros and cons: since they build locally, they cannot afford poor quality, but for that reason, they may be priced higher than the regional ones..

Or they let themselves be handsomely paid for the service compared to the others. It is not really realistic to get the same prices everywhere for the same service. It is true that some charge a bit more to finance their additional advertising or show homes. Or conversely, you get cheaper prices if the manufacturer builds more houses per year and the savings, after a good profit, are passed on to the customer. It is definitely worth comparing, but you also have to keep in mind that the cheapest provider usually makes up for it with exaggerated surcharges on additional equipment.

I now have several offers and am faced with a difficult choice. I am a bit uncertain about it, as there are some that I consider very affordable (with [Nutzkeller] between 320,000 and 350,000). I will take care of the flooring and walls myself. I will go and look at a house from one of them. Then I hope to get an impression of the quality.
