Waterproof Basement - Approximate Price Estimate

Hello everyone,

we want to build a single-family house with a basement in the Dresden metropolitan area. The house will be 1.5 stories, about 125sqm with a basement.
Construction method: solid brick.
Our builder recommended a waterproof basement, but we were quite surprised yesterday when we received a cost estimate.
The price per sqm of living space in the house is calculated at about 2200€.

The basement is listed separately, in two items:
84700€ basement waterproof & perimeter insulated (finished basement)
9000€ basement development (doors, screed) << also seems a bit high to me

For the size of the house, this seems a bit much to us; online one usually reads about the order of 60000€. Contaminated soil is not expected, and disposal and excavation are already included in the price (84700€).

It would be great if a few experiences or expert opinions could be provided :-)

How much floor space does the basement have?

I can’t say anything about construction prices in Dresden, but in BW that would be rather normal for a basement with [weißem Wanne] execution (especially if [Erdabfuhr] is included, that is often a big question mark). Size and equipment would of course still be a question. Is, for example, electrical installation included? Heating?

Is [Erdabfuhr] flat rate or by billing? Don't want you to be even more surprised...

The floor area is approximately 60 sqm. The house builder offers fixed prices, meaning that would be included as a lump sum.

Mmh...60sqm is not exactly huge.

As I said, I’m not familiar with prices in Dresden, but with us, just the disposal of the excavated soil alone almost cost 15k. For an 80sqm cellar with a white tank.
I also can’t give you exact prices because although we had individual contracts, the shell construction was included in the offer and I didn’t bother to break down the individual items. But roughly, I calculated 70k for the cellar in shell construction. That means additional costs for screed, electricity, heating, floors, plastering/painting, etc.

Just get a comparative offer made. You can also ask a prefabricated cellar manufacturer. Glatthaar or similar.

I find the costs comprehensible. This won’t be a living basement, will it?
