Hello everyone,

I am new here in the forum and have already introduced myself.
At the moment, we are building a turnkey single-family house with a developer.

In the construction description, I could not find anything about my problem.

It concerns the wastewater pipe from the upper floor to the ground floor.

This wastewater pipe comes straight down from the bathroom into the corner of the living room.

The developer says that the wastewater pipe will not be covered - we have to organize and pay for that ourselves.

My question: Is this usual?

I have to say that we previously had a shower with a 14 cm edge and during the selection process we decided on a level-access tiled shower.

Do we have to cover the wastewater pipe at our own expense?
I always thought that this was included in turnkey delivery.

Many thanks for your answers

Regards

What is not stated in the construction service description is also not included. Turnkey means something different to everyone, and by far not everything is included to be able to live in the house immediately. For example, in all our offers, no shower enclosures were included, only the shower tray + fittings were in the construction service description.
Because of the floor-level shower, the pipe definitely comes out there and cannot be routed elsewhere above the ceiling.
Of course, you have to pay for the cladding as well. Unless you already have a suspended ceiling.
But who plans the bathroom above the living room?

Are you really building with a property developer or with a general contractor/general planner?

Hello, we are really building with a developer. We wanted it that way - the bathroom above the living room - So is it normal that the pipe is not covered? There is nothing about it in the description of services. Thank you for your answer.

The BT/GU/GÜ undeniably has additional work due to the cladding of the pipe. He can either pass this on to the price of the floor-level shower or charge it separately. The builders who perhaps have the utility room under the shower or want to lower the ceiling anyway because of spotlights might not need any cladding at all. So the additional effort is charged separately or the builder takes care of it themselves.

If drywall installers are in the house anyway, then maybe talk to them directly and handle the order without the BT. What I don't know is to what extent the drain noises can also be heard there. Maybe sound insulation is also necessary.
