Ventilation shaft installed too deep in the splash water area

OMG.....!

This is a botched job, and what a mess it is.... And you can clearly see that there is a nice dip in front of the air outlet that collects water. If the picture is not totally deceiving, your air outlet will function as courtyard drainage!

And to make the botch perfect, asphalt was laid right up to the outer wall. Who came up with that idea? The entire gravel drip edge is missing, so you have a good chance that the house wall will rot because the water is directed straight to the wall and then seeps into the wall.

Something absolutely has to be done! Otherwise, water damage is guaranteed! Since you have unfortunately already accepted it, you will probably have to pay for the rectification yourself. A surveyor would have saved you a lot of money.

For such problems, (A**) offers a ventilation shaft without a bottom. It looks like a small light well, and incoming water can seep downwards. Dimensions approximately 40x25. You could have installed the exhaust pipe a bit deeper and set the shaft itself 10-15cm lower than the bottom edge of the pipe. That’s how I built the supply air for my pantry.

Everything has been said about asphalt up to the wall.... Remove it and install a gravel drip edge, optionally with or without drainage.

It was planned by an architect who was at the construction site several times; no expert was on board.


The asphalt company had to lower the asphalt at the manhole location because otherwise, one-third of the manhole would be below ground level. Maybe it looks like that in the photo, but the water does not stay here and flows downwards.

The missing gravel gutter was recommended by a civil engineer (he has it on his house as well) because the slope & canopy are supposed to direct the water away from the house. I just trusted that.

I am meeting with the installation company this week. I don’t believe they will relent because in the last conversation they also referred to the canopy and the slope, which should actually prevent any water from entering the house. We are still supposed to receive a cover for the manhole as pest protection (the current ones do not fit at all).
Our construction company said that you really can’t leave it like this and recommended relocating and new sealing of the base, similar to Innuendo.

Then he should give you that in writing and also be liable for damages. If he does not want to, he must make changes.
