URGENT: Plausibility Check of Additional Construction Costs - 2 Days Before Deadline

Hello everyone,

You can find our construction project here under this , and we will apply for financing tomorrow, at the latest the day after tomorrow, so far so good.

We have basically discussed/collected the incidental construction costs with the architect who accompanied us during the planning phase and also cross-checked a bit via online research, as far as possible, but I would be very grateful if you could take another critical look at the following breakdown.

I am aware that there are no upper cost limits here either and that it depends heavily on our wishes and the desired quality of execution—we want a reasonable standard, not luxury. However, I am looking for statements like "this one value is way too low to get something reasonable for it" or "you don't need that much money for a good standard in this area." Depending on the feedback, I might add a little buffer to the financing.

Quickly, what we additionally had with us:

- Construction power too little! Our construction power box cost 4 EUR/day rental! Only power consumption was about 1500 EUR. Connection costs for construction power box (electrician): 1000 EUR flat rate. Connection construction power municipal utilities: 300 EUR.
- Construction water was about 150 EUR (water free; standpipe however "rental"). Connection costs: 300 EUR
- Authorities' costs: building permit or notification procedure? For us about 300 EUR due to simplified procedure. (green dot)
- Surveying? Well, you have to have it surveyed more often. For us he was present during cutting in the string scaffold, staking out: about 1,000 EUR
- I currently still have a "buffer" of 3000 EUR for authorities' costs, surveying. We'll see what comes
- Multi-utility house entry: 900 EUR

What is still missing: connection costs media. Electricity: 1500 EUR; 800 EUR telecom; house connection trenches: ??? EUR;

Earthworks, drainage with us "little" <10,000 EUR, since we did the civil engineering ourselves. We were also able to install frost protection RC material and got it super cheap for 1 EUR/ton.

I have a few more points. But that is all individual.

I would split the additional costs further:
1. Additional costs outdoor facilities
2. Additional costs construction
3. Additional costs purchase
4. Furniture
5. Additional costs interior finishing (e.g. floors, painter, wallpaperer)

How can you calculate incidental building costs without connection fees (and so shortly before financing). These are the only incidental building costs that you can really estimate well within a few hundred euros and then they are not included for you?

This raises the question of what you have forgotten and what is not included in the house offer that you need but do not know yet.

If I were you, I would do another round of research.

Connection to TV/Internet/Telephone, electricity, water, sewage channel, infiltration?
Insurance for the construction site
Construction site safety (if necessary - e.g. road safety / closure for the erection of the house)
calculate everything described as "bauseits" in the "all-in" offer

Hi Zaba12, thank you very much! My mistake. We cover connection fees from equity and did not include them in the statement, we calculated them with 8,000-10,000. Is anything else noticeable?

We have separately planned connection costs for utilities/power/telecom from equity, see last post. I’ll still include surveying / authorities costs - thanks. Multi-utility house entry is included in the base price. Earthworks we included in the general contractor’s offer with EUR 10k as a buffer.
