Hello,
apparently the offers are based on the purchase of the house and the takeover of the [Erbpachtvertrag]. What does the interest rate look like? Do you also have a loan offer for the purchase of the house and land? If yes, what is the interest rate there?

How do the banks assess the value of the house, and how high is the value deduction due to the [Erbpachtsituation]?

We obtained offers for both options, whereby there are no interest rate differences here. All 3 banks see no interest rate difference between leasehold and land.

Deutsche Bank and Volksbank offer 2.05% and the local Sparkasse 1.95%.

Loan amount 184,000 - 15 years fixed interest period - repayment 4% - interest rate 1.95

Loan amount 98,000 - 10 years fixed interest period - repayment 7% - interest rate 1.95
