Upcoming house purchase: buy with or without leasehold rights?

- 60 sqm usable area
- Central heating (oil - 3 x 2000 liter plastic tanks)
- Fireplace (wood) in the living room
- Entire roof insulated in 2002 (Rollisol)
- Laminate newly laid in 2007 (living room, 2 bedrooms, office, rest tiled)
- Oil heating renewed in 2014
- New triple-glazed windows in 2016
- New front door in 2016
- Materials (tiles, sinks, toilets, shower trays, cabinets, etc.) for 2 bathrooms for modernization included in the purchase price

And what does the [Energieausweis] say?

None available

Without [ohne] is not allowed to be sold at all, or am I mistaken?! These are the little mistakes when you sell without a broker
