Good day,
we are currently planning a conversion / extension / addition of a garage (6 meters wide and 10 meters long) into living space. On the one hand, the existing garage is to be extended by 3 meters in width, and then a floor is to be added on top. (Gable roof)
We have now sent our ideas along with photos from a neighbor to a planning office, which has provided us with the construction drawings and the drafted building application. (Planning office found via internet platform)
And now the questions:
1. Before commissioning this planning, we spoke with the building authority and passed our gathered information on to the planning office. Among other things, two parking spaces must be designated for the property. In the building application for the conversion, one parking space is designated. Is that okay? Does such a specification always only refer to the part of the addition / conversion?
2. The existing garage must be separated in the middle, as it represents an edge development and three meters to the neighbor must be maintained. (Building burden, etc., is not possible) This new partition wall is drawn as a 24 cm wall in Poroton masonry on the ground floor. On this wall, the gable side in 36.5 cm Poroton bricks stands in the upper floor. A wooden beam ceiling is planned as the ceiling.
3. The new drawings do not match the actual existing condition in one point. Is that important for the building application?
4. An elevation drawing in the building application does not match the ground floor drawing.
5. On Saturday we received the invoice for the building application (without indication of a payment deadline), on Monday the application documents arrived by registered mail, on Tuesday the head of the planning office called and requested "prompt settlement of the invoice," on Wednesday I received an email demanding payment by Friday..... At that time we had paid 35% of the agreed amount in advance, the above points are, for me, a reason to wait with the payment until I know whether all this will be accepted by the authority. Is my attitude understandable for other builders???? The planning office employee said: Submit the documents, we will then take care of questions or changes.......
To make matters worse, the lady from the building authority is so busy that she cannot provide us with explanations....
