Trapezoidal plot - house placement?

Dear forum members,

we have purchased a trapezoidal plot (874 sqm) and are now faced with the task of sensibly placing a house (approx. 10x12m) and a double garage on the property.

The north side borders a state road (top). The driveway to the property is on the south side (bottom).

We are still quite uncertain and look forward to your ideas and advice.

That means we are in Saxony or Bavaria.
Will the red stripe be for noise protection?
House + terrace as far south as possible.
But first, the development plan is needed…


Sounds like, "The house is already planned." :rolleyes:

Is the plot lower than the street? It looks like it goes up about 3m to the north?

Building boundaries?
Floor area ratio?

In Bavaria, correct. The red stripe is an existing hedge that serves as noise protection.

The development plan is available and stipulates a gable roof with a 42-44 degree pitch and a knee wall of 50 cm.

The floor plan of the house is still being planned, but not final yet, as the placement is also connected to the positioning of the front door. (approx. 180 sqm living space).

Oh, only pitch and knee wall, but no ridge direction / house axis?
