Transition from basement to prefabricated house - How to seal it?

Hello everyone,

I hope I have chosen the right category and my question has not been answered elsewhere!? So far, unfortunately, I have found nothing...

It would be nice if someone could give me an answer to the following problem:

We recently built a prefabricated house in timber frame construction. The house stands on a concrete basement, which will almost completely (up to just below the top edge of the basement ceiling) be underground again.

I am now wondering how best to seal the transition between the basement and the house? At first, I filled the gap on one wall with the excess bitumen thick layer with which I glued the basement insulation (RED ARROW IMAGE 1)? Is that even allowed? If yes, is it effective or are there better methods?

If I now want to lay the bricks directly up to the house, as shown in IMAGE 2 (EXAMPLE IMAGE), what should I best lay between the insulation and the bricks? Is the dimpled membrane (BLUE ARROW IMAGE 2) sufficient? Or are there other options?

I am not a construction expert. However, we are currently at the point where we are building a prefabricated house with a concrete basement. Our architect told us that normally there should be 30 cm of air between the ground and the house. If you create a continuous splash guard with gravel or similar (where the water drains quickly), I believe you can go down to 15 cm. But I have never seen it like in picture 2. Is that a prefabricated house?

Oh dear... without knowing what you are doing, you should keep your hands off it. If you want a ground-level terrace or want to pave right up to the house, you already have to take certain measures during construction to protect the house from water. Just like in the pictures, you will soon have wet feet. This surrounding gravel and the base plaster already have their purpose.

Please go to a professional. Otherwise, it will probably get very expensive in a few years, I suppose.

Hello,

is there anything new yet? In our case, in the area where ground contact (paving entrance area, terrace) close to the drip edge (= bottom edge of the house) was planned, a special sealing membrane completely protects the house from moisture/dampness. We also paved up to about 2 cm below the drip edge - no problem. Some gravel outside and of course a slight slope away from the house.
