Hello everyone,

I ask you for your feedback on the floor plan in the attachment
I know a so-called townhouse is not everyone's taste but ours.

My ideas would be the following:

Access to the bathroom and bedroom only through the dressing room, because in my opinion 2 doors are nonsense.

Is the fireplace feasible like this?

I basically like the sequence of sleeping, dressing, and bathroom, but you have too little space for it. The bedroom is 3 m, even if the bed is only 1.8 m wide, there is only 60 cm left on both sides. That works for fairly young and healthy people, but later it becomes very difficult quite early. The dressing room has a corridor of one meter, which is already very little, but the wardrobes with a width of 50 cm are also somewhat... exaggerated. Especially with shell construction dimensions. Dressing in that room is uncomfortable. I find the toilet better in the bathroom, a matter of taste. The kitchen island on the ground floor is cute, but a mini trade fair kitchen is more comfortable; I think timely kitchen planning is important because then you get better results for the whole plan. What really bothers me about the floor plan is the non-functional living room, far too tight, home cinema is not possible. Also, a staircase where you have to cross the dirty area at the entrance. Overall, very expensive solutions are included in the design that do not increase the quality of living; moreover, the area between cooking and living is inefficient. Therefore, the price/performance ratio upon realization will be very poor. Regards WD

Why is the living room too small? A couch is at most 3 m, right? Why shouldn't surround work? What problem do you see with the staircase? Thanks for the tips!!

Quite simple. Just plan a living room purely from a functional point of view, without integrating it into any floor plan. The result will certainly not look like now, where a sofa is squeezed into a too small niche and you permanently have to look at an angle to watch TV. With a new build, this can be done better.

I do like the stairs because they are straight, but the first step is in the direct entrance area. That means if you walk around the house in clean clothes, you go through the rather dirty entrance area. Also, to get to the more private rooms upstairs, you don’t want to pass through the most public area in the house, the entrance.

Thanks for the suggestions for now!

We have deliberately decided to separate the stairwell from the "private" area so that we can also have peace later when our kids have visitors. I understand your point about the living room and the niche; ideally, I would place the sofa on the south side, but this would also be disadvantageous because I would be blocking my windows.

I do understand the idea with the staircase, but it would also have to be planned in such a way that the starting point is outside the wardrobe area and still separated from the living area. This is unproblematic to realize with open planning. What complicates the design here is that the wardrobe is very small, meaning possibly the hallway or the area under the stairs becomes an additional wardrobe/shoe cabinet. If children then carry snow and grit into the area under the stairs, you already walk through it there when you want to go to the upper floor.

I also do not see a satisfactory solution for the living room, and one is absolutely necessary. Is it possible to sit back and let the planner handle it? There are other issues in the design anyway; a fundamental revision is probably sensible.
