Total cost of a single-family house in Bavaria

Hello dear community,

my wife and I are planning to build our first house with an architect in Bavaria and wanted to ask experienced home builders if we are on the right track with our calculated total costs.

Our budget is:

370,000.00 Euros

These costs should cover all house construction costs, architect fees, incidental construction costs, and outdoor area costs.

We already own a plot of land which cost us 430K € including incidental costs.

Now the question is whether we can get the following single-family house with our estimated 370K €:

Regarding location/plot:

- 364 sqm plot + 34 sqm development road (1/4 share, total size = 136 sqm)
- Bavaria, east of Munich
- The plot is level and fully developed through a development road (1/4 share). Sewer, water, electricity, and gas are already available on the plot.

About the house:
According to pre-approval (there is no development plan in the area -> §34)
- Building volume 8.5m x 11m with basement + ground floor + upper floor (knee wall 5.5m height outside, gable roof with 22° pitch or knee wall 6m outside with hipped roof)
- Solid construction, stone on stone
- 145 sqm on two floors (G+1)
- Basement
- Garage
- Underfloor heating
- Basement: fully cellar with 1 hobby room (heated), 1 guest room (heated), 1 technical room + laundry room, storage room.
- Ground floor: 1 WC + small shower, 1 office, 1 pantry with kitchen (separated by a sliding door towards dining room + living room), 1 dining area and living room open plan. Floor-to-ceiling windows are planned for the living room and a sliding door towards terrace/garden.
- Upper floor: 2 children's rooms (south side), 1 master bedroom (NW), 1 shared bathroom (NE) with double sink, bidet, large shower, bathtub and WC
- Electric shutters
- KfW funding if possible otherwise according to Energy Saving Ordinance
- We are still completely open regarding building technology: either gas + solar with photovoltaic preparation or heat pump with photovoltaic preparation.....

Since we find it difficult to assess whether this budget would be sufficient for this construction project in Bavaria, we ask you.

145 * 1,900 = 275,500 Basement = 70,000 (Double) garage = 30,000 Additional construction costs = 40,000 Outdoor facilities + buffer = 30,000 Total = 445,500 Basement removed - Garage to carport Total = 345,500

The relationship between land and construction costs, which in some areas has now shifted so much, shocks me again and again...

The construction costs that WilhelmRo mentioned, in my opinion, are roughly correct! However, the amounts are usually seen with a variance of +- (even if rarely -) 20%. It only gets more detailed when you dive deeper into the planning and only your architect can tell you that. (E.g., even with "Stein auf Stein" there are already big price differences regarding the stone).
Generally, you should send your architect off with the price target, but always still have a certain buffer in reserve...

No, no, and no again. We are building in the Frankfurt area, somewhat smaller, also with a basement. The house complies with the energy saving ordinance and already costs 330k. If you now add landscaping and a garage, possibly also plan the kitchen from the budget, forget it, it won’t work. In the ancillary building costs for a house with a basement, you can easily sink 20-25k alone for earthworks and disposal. So better rethink the planning.

First of all, thank you for your answers.

For the kitchen and furnishings, we have an additional budget.
We will probably carry out the exterior facilities and painting work in EL. This way we can save a few T €.
In your opinion, is it feasible with 370T or not?

You still have to buy the material, and that is not inexpensive. I wrote that we are building similarly, but a bit smaller. The house without house connections, without extended earthworks for the basement, and so on already costs €330,000. Then the utilities come on top, the removal of the earth comes on top, gravel for filling on top of that, and so on. I consider your budget to be probably €80,000 too low.
