Hello,

we are planning to build a wooden house (log house) and have done a rough calculation just to outline a framework and to have a "ballpark figure" in mind. Can you calculate like this or is it nonsense?

The plot will be 540m² and cost 80,000 euros (this is not a calculation, but a fact).

We simply googled the prices and then determined average values:

Total including additional costs for the land (6,000 Euro) would be

186,500 Euro. plus house!

Good morning!

Here are my experiences:

- You can only say something about the amount of costs for the earthworks once you have a soil survey! Important!!! Ours cost around 1,000 euros. However, the earthworks were then three times as expensive as you estimated (soil replacement 1m deep).
- In my opinion, the items drainage/sewer + house connections are too low. Where is the telephone connection?
- Heating/plumbing could be a bit tight with 20,000 euros, but it depends on the requirements!
- Electrical was just as expensive for us (140 m² living space).
- Tiles 4,500 euros... what is going to be tiled? Kitchen, bathroom, guest WC, utility room, hallway? Even more? In our experience, you must not forget that all the accessories you need besides the tiles (adhesive, sealing in the bathroom, grout, what are those silver edges in the bathroom called again?, etc.) cost almost as much in total as the tiles. At least if you use high-quality accessories!
- Carpet 1,000 euros for how many sqm??
- Paint including wallpaper for 1,300 euros is also a bit too tight
- Kitchen for 8,000 euros is very doable. Ours cost the same, but it also depends on the size of the kitchen (= dimensions of the cabinets) and what kind of cabinets you choose. Only drawer slides as “normal” doors naturally cost significantly more. Again, it depends on the requirements.
- The garage will probably also be more expensive... at least I have read this here a few times
- What does "Furniture 5,500 euros" mean?

As for your taste in furnishings, I can’t help because I don’t know it; the same goes for tiles or carpet underlay. Prices start at €10.00/sqm and go upwards, with a huge range of options available.

Hello, since the facts are somewhat "sparse" it cannot be said 100% but

- Drainage/sewer 2000
- House connections 3500


If, as in our case, the connections are not already on the property but the street has to be dug up, this is not enough.
As an example with us:

- Complete sewer connection with inspection shaft ~7000€ (we had offers up to 12000 here) and we only had 7 meters, it gets significantly more expensive if the distance is longer)
- Electricity 1500€
- Water 2500€
- Gas?
- Telekom 500€

We also have something nice like a construction cost surcharge for future sewer/water pipeline expansion which was another 2-3000€.

So as said, for this point just inquire with the local utility companies or obtain an offer for the sewer.

- Earthworks, we had to do soil replacement which was an additional 4500€ on top of the normal earthworks, we knew this from a soil survey beforehand, which also cost 800€ again.

These are the points for which I can at least give an example from our construction that it can cost more.

14,000 for the base slab?? How big is it?? Does that include insulation, drainage, etc. already??
